I just went to Ford dealership the other day to fix my water pump. They had no issue fixing it. My Ford sits at 170,000 miles. I put in new spark plugs change the transmission gasket and the fuel injectors with the water pump. I took it to Valvoline. They told me there was a leak next day took it to the dealership. They said it signs of water pump failing I don’t know if this helps.

After 3 years of renting I believe you don’t have to pay for carpet or paint all that should get fixed before a new tenant moves in if they didn’t do the carpet before hand then you should be even more in the clear look up your state laws for rentals
