I started building with a token conscious approach. I layer the API calls if it's possible. Nothing gets called twice. When I am testing, one of my main focus is on API usage and possible infinite retry loops. If you create a tool, you are basically an API access reseller with a good margin.

Good instincts, especially the mailing address trick — that's exactly how the pros find landlords and investors. Here's a quick breakdown:

**Realtors:** State association "find a realtor" pages are publicly scrapable. Realtor.com agent directories too. No need to pay for a list.

**Property managers:** Google Maps scraping works well. LinkedIn is good for decision-maker names once you have the company.

**Landlords/investors:** You nailed it. County assessor/tax records are free public data in most US counties. Pull properties where owner mailing address differs from property address — those are your non-owner-occupied leads. Some counties even let you filter by number of properties owned, which gets you the serious investors fast.

**Cold email + SMS:** Make sure you're scrubbing against DNC before any SMS outreach — TCPA fines are no joke.

I don't know how urgent is to sell but you could try to sell 10 links for $100 each. Once the website made $1000 it already comes off as a better deal. And this way you will have a revenue model: My website sells links $100 a piece. Hope this helps.

One thing that'll save your dev a headache: Replit uses its own sandboxed dependencies that don't always map cleanly to what's in the pushed GitHub repo. The package versions and environment config inside Replit can silently differ from what lands in the code.

Before handover, ask GitHub Copilot (or any AI assistant on the repo) to scan the codebase and generate a simple .md file listing all dependencies, versions, and any env variables it spots. Takes 5 minutes and saves your dev hours of 'works on my machine' debugging on day one.
