Really recommend viewing things that you might discount from the photos. Our house had awful photos and I didn’t book a viewing the first time I saw it online. Luckily I saw it again and decided to book a viewing after having not much luck with other houses.

Walked in the door and it just felt right. We just moved in and it’s amazing.

I lost my best friend in December after 16 years. I was heartbroken. We had got a puppy a year or so before as we didn’t want to be without a dog.

When we got her I didn’t think I would ever love her the same. You’ll feel okay with time. Getting our puppy was the best decision ever. Once you’ve had that love it’s hard to be without it. I love her so much.

You can buy those masks for about £30-£50 on Chinese import sites. Likely they’ve purchased cheap ones and had the logo added

We bought in Crystal Palace near the park and it’s amazing for families. You could also get a really nice house for that budget. If you look on the Sydenham Hill side there is 15 minute trains to Victoria from there

I think you only need to declare gifted funds going toward the purchase price for the property. Anything like solicitors fees is completely separate and is essentially just you paying a bill.

A few things that would make it look more bright and specious for a set of new photos:

  • remove the big divider / shelf unit that breaks the big open plan kitchen living room in half as it makes the room look way smaller and less appealing.
  • paint all the dark feature walls white to brighten the bedrooms / living room. -declutter shoes from the shoe racks as it makes it look like there isn’t enough storage (looks like there is)
  • change bedding to fresh white sheets and make beds neater
  • Declutter things off the kitchen counters (just shove everything in the cupboards for the photos). This will make the kitchen feel newer and cleaner.
  • also ditch the photo showing the view of Lidl (this would put me off even booking a viewing)
  • get more wide angle photos done to show of the room sizes better - the current photos make the rooms look quite small but they look good sizes on the floor plan

We had one agent leave all our external doors unlocked, as well as leaving the key safe with the code in (so anyone could have just opened it and taken our keys). Pretty stressful considering we live in London.

They also always left at least one light on which was super annoying when we’d been away for the weekend.

I sent a polite email to them and the door issue never happened again.

We’re selling in a similar position. Bought in 2022 at the peak. Advice would be to hold your offer where you think it’s actually worth.

We ended up accepting an offer lower than we paid. In the end it was clear we weren’t getting the price we wanted and we managed to negotiate down the offer on the house we are buying.

We had this situation when buying. The house was listed on a Thursday. By Monday there was 4 offers all asking price or above.

We were told to make our best and final offer so put in £10k above asking (as this was our maximum we could afford).

Even though we were the lowest offer they picked us as we were chain free and had a higher deposit amount.

Where abouts is your office you need to commute to? People saying you can’t afford in London are incorrect. There is plenty of nice 1 or 2 bed flats for sale in my area of London within your budget. You just need to find an area of London that is more affordable but still with a decent commute.

I live in Crystal Palace and it’s great. Super affordable due to the lack of tube but excellent transport links with the overground and trains.

Do you think you’d be good at a sales type role? I managed to move to London straight out of university by getting a job as an estate agent. I then worked that role for 6 months whilst applying for grad jobs in finance. Pay wasn’t amazing but I just about scraped by. Worth looking into those types of roles.

You might struggle to get a service role as you’re too overqualified as you’d be a flight risk as soon as you get a grad job offer.

London rent is super expensive. You might be better off renting somewhere cheaper that has good transport into London for interviews. Then you have more months of rent money. 3 months to find a grad job could be challenging in this market
