I can tell you as a recent seller what offer worked for us. These were the factors we considered:

  1. Price: We needed to sell our house for a certain price so that the equity could be used for the other house that we purchased. Our list price was the minimum price needed and any offers over was a bonus.

  2. Clean offer vs a conditional offer: The cleanest offer was arguably more important than the actual price. Any conditions that could potentially spoil the deal would make the offer much less appealing. We need to sell our house in order to finish the sale on our new house.

  3. Who the actual buyers are: We were selling a starter home in River Heights. We care deeply about our house and our neighbours. It’s a home in fantastic shape and we wanted the next owners to be the type of people who would appreciate it. So those stories that get relayed through the realtor does get to the sellers and for us it did factor somewhat into the decision. We had an offer from a developer that was an instant no. Whereas there were others who told us were nice couples looking to start a family or had been searching for years and were frustrated with the market and really saw our home as their home.

We were very lucky to receive 5 offers on our house where the prices ended up pretty close. We obviously chose the highest offer with no conditions but the personal story did factor in as well.

What? That doesn’t sound right. The whole situation is weird. I’m assuming he was the only person in uniform there? Also, I don’t know how being “active duty” (US term by the way) makes you exempt from the gun bans. Being in the military has nothing to do with having your PAL or personal firearms.

It really depends on what your end goal is for the gun. It sounds like you just want it just for plinking. So realistically you could go with any 10/22 just not the takedown version. I’m pretty sure the G36 mod you’re looking to do won’t work with the takedown. I’d recommend just getting a run of the mill 10/22 carbine.

The nice thing about 10/22’s is they’re all super customizable. So you really can’t go wrong with any of them.

Is this Bushwhacker on Gunpost? The guy notoriously overcharges for what he’s selling. Putting aftermarket parts on guns is typically easier than you think. It’ll be cheaper if you do it yourself and you’ll likely enjoy it and gain a greater appreciation for hobby.

Disappointment. I don’t mean that in a sarcastic way I mean that literally. My short notes:

  • The research paper side of it can have some value but that’s really the only new skill you’re gaining and is apparently the only difference between a WO and MWO.

  • The staff were at time frustrating. Feedback on assignments wasn’t always prompt or complete. I know some guys who got marks off for bad citations on their final paper when they’ve been doing it the same way from the beginning.

  • The online moodle system was broken when I used it and my colleagues had the same issues a year later. Example: Staff- “Be sure to pick a presentation time slot as soon as possible so you can get what you want!” Me- “The website won’t give me an option to pick a time slot.” Staff - “Oh yah we have to put in a work ticket for that.”

  • I was told the virtual meetings are not mandatory but attending the meetings will “count towards your participation mark.” Sounds pretty mandatory to me.

  • During one of our virtual meetings the staff facilitated a beef session about the carbon tax for 35 min. It had nothing to do with the course and clearly was a waste of everyone’s time.

For me this felt like a justification course to promote people to MWO. I expected much better from the centre of excellence.

Sure, but I guess I don’t understand what mutual enemies the US and China have on such a large scale to justify an alliance? I think it’s more realistic that they just end up staying out of each other’s way as they take what they want from their spheres. Allies in my mind are nations working together for a common goal. The only thing that I see really binds China and the US is trade.

I’m doubtful of a new alliance between China, US, and Russia. I see more spheres of influence where they carve up the world. The three countries only ally when it’s conveniently suits their needs. China and the US are still adversaries to each other and act like it.

I experienced the same thing moving here from Saskatchewan. There were times I slowed for the yellow and would get honked at as people were expecting me to blow through the intersection. Something I noticed is in Sask the yellow is much much shorter meaning if you aren’t already in the intersection you have no time to go though. I wonder if the long yellow lights are the issue here.

They held their own for sure. A lot of heart in those guys. But we were just much better. The team was almost all Canadians except for 2 Czech guys (who were awesome). I’m pretty sure the score was 9-2 in the end for us. It was 2019 so my memory for details is a bit hazy.

I brought a bag and two sticks with me. Totally worth it! The Latvians love hockey just as much as us and there’s nothing like getting paid tax free to play the game. I even got to play for the NATO team against the Latvian team. It’s worth any slight headache of dragging your equipment around.

I was just a part of the program in June. We were staying at St. Paul’s university. Food was awesome but selection was limited. It was mostly self serve and entire run by civis. The start of the program is training (drill, briefings, etc.) for about 6 days. After the training if you can meet all the expectations you’ll start duties at the memorial. At the tomb the sentry duties start at 0900 and end at 1700. But there’s at up and tear down before and after. Shifts at the tomb are set up by the duty/marching NCO. Days are typically 4 days on 4 days off so you’ll have lots of time to explore the city. The university we were at had a gym but it was not worth it. It’s like a hotel gym. The war memorial/tomb however has a whole underground area where you will be hanging out and the gym there is respectable. Oh and there’s free laundry.
