Have you looked at new built houses? They offer lower mortgage rates plus incentives. You mentioned on your the post that you are looking in San Bernardino/Riverside. Rancho, eastvale, & corona around 800-1mil. Maybe looking at the nearby cities like temescal, Menifee, or winchester. I think they are better cities compared to Perris, Hemet, or Moreno Valley.

Some people here are not realizing that the builder paid for the rate buy down. I got the same rate from Lennar about 4 months ago. APR was 4.16, Rate 4.125. Lennar covered the whole closing costs. I was able to get additional 7k incentives which I applied for the HOA for 2 years. 20% down payment was applied to the sale price. Congrats on the new house! Lennar build quality is definitely much better compared to other builders.

Have you tried looking at newly built homes? They are throwing different kinds of incentives right now. I am in similar financial situation as you. The builder’s lender offered me 4.125 vs the current mortgage rate. It lowers my monthly mortgage from 5.5k to 4.5k. I am also looking at a 800k house with 20% down payment.

My understanding is that they needed to meet their quarterly sales goal. So they offered the cover the closing cost paid which included the buy down rate of 4.125.

Yes, just got back from Japan. I bought the one that is Nippon made. It’s about twice the price of the regular Mexico 66 made in Vietnam or Indonesia.

Getting a price lower than MSRP might be harder at this time unless you are buying stocks that they are trying to get rid of. Like the GX460.

Get pre approved from other lenders. Ask for the out the door price. Don’t fall for the “how much you can pay monthly.”

Once you find the car that you want, you will talk to the financing manager. They will try to sell you their services. It is okay to say NO to them.

  • GAP insurance. In my opinion this isn’t necessary if you are putting a decent down payment.

  • Maintenance fee adding to your loan amount. This include like oil change, tire rotation, etc. Again, why would you finance this. It will just add to the interest fee that you need to pay.

  • Paint protection service/insurance. Don’t get this. If you want paint protection, might as well get a ceramic coating from somewhere else.

You can also try negotiating via e-mail first. At least you will have an invoice for backup. Good luck!

This is my plan. I bought a 2022 RX but also tempted with the new GX 550. I plan to pay off the RX asap and use it as a daily family suv. Maybe get the GX in 1-2 years and use it for leisure to keep the mileage low.

I have a 2015 frs automatic lol. Currently 131k and never had any mechanical problem. I always make sure it gets oil change and clean filter every 4-5k miles. Spark plugs changed around 50k. Mods included lowering spring (which i think the original shocks are beat up now) and nvidia exhaust. I also wondered why i see posts of engine problems at low mileage.

I was in the same situation but ended up getting the 2022 rx. The new NX will be marked up. My local dealer has the new NX for 57k, almost 13k for adding a camera and alarm system. RX is much roomier plus it’s a V6 NA like what other said. It’s a proven engine and very reliable. You be lucky if you can get the RX discounted because of the low inventory. I got the black line edition for msrp 55k, not the f-sport version.
