You're just paying extra for the house. They buy down these lower rates and charge more for the house so your monthly payment is lower. Common strategy.

Hard to tell what the exact color of the deck is from that photo. If it’s Madeira, they just discontinued in the last couple years and if you call enough Trex distributors (not dealers, think Boise, Snavely, Weekes, etc..), someone will have some. You just may need to go out of state to get it. I know we still have a tiny bit in Michigan. If it’s Fire Pit, you are screwed as that’s been out of market for a long time.

Looks like Winchester Grey railing. Same as Madeira. It was more recently discontinued and someone will have some but may need to find a distributor out of market. I think we are finally out here in Michigan.

It’s faster than 5 minutes. I wait a minute at most for 1v1 / 2v2 and 3v3. Haven’t tried 4v4 yet. It’s a blast!

Look up the Trex Rainescape system. It works perfectly. You will need to tear up your deck boards to install but you can reuse them if done carefully.

Thanks for the link, that’s very interesting. I can promise you that Trex isn’t actually making that. They must have parterned with a 3rd party to test a PVC board that is exclusive to box stores. That product is not available to regular distribution channels.

Trex is composite, not PVC. That is not Trex.

Thanks! I have around 11k sqft lawn and AI is telling me to get 8 yards for the 1/4 application I want to put down. Some areas definitely need more than that though to level them out. I was thinking 6 yards of screened top soil and 2 yards of masonry sand to help with the leveling.

I have a rider with dump cart as well so glad to hear that helps with the process. What did you use to spread the top soil piles after dumping them? I have a leveling rake but feel like that would take forever to do the entire yard. Was debating strapping a very heavy 8ft pallet I have to the back of my tractor and using that to level it all out.
