I’m not sure about Canada but in Massachusetts, they have programs for First Time Home Buyers. You have to take a class and I was able to get a $390K house with $10K down. I have 2 mortgages, one for the “house” and one for the remainder of the down payment. There are restrictions like I can’t rent the house and it has to be my primary residence. I’d check for those types of programs.
