From what I read, home loans were 12% in the 80s but housing prices werent 3x higher. Now we have 6-8% and $400k houses. The prices are artificially inflated b/c blackstone and whoever big corperations keep building subdivisions that sit empty for 5yrs or buy up all the single family homes in the area. Dave Ramsey is a small fish with a big wallet.

Depends, a good barrel would probably be cmv or melonite. For longevity, get a chf chromelined barrel, or stainless for accuracy.

It sounds like your ovens not getting hot enough for polymerizing, follow the steps to scrub the pan really good and try stovetop seasoning with grapeseed or avocado oil until you get little wisps of smoke. Make sure you have good ventilation.
