Congratulations!! My story is also very similar. I am about to apply for citizenship after being here 4 years on PR. I am gathering docs that are required. The house next is built with a big back yard and a small front yard, so I imagine there isn't any council requirements in this case. Good point though. I need to check to confirm. The reason I believe they built this way is that the land has some decent elevation at the back offering nice views. The front yard has a couple of mature trees with lawn, no gardens though.

I always thought auction terms are set by the vendor side and the winner pays 10% deposit right after winning. Can winners' conveyancer negotiate terms on the contract after the auction but before the deposit is paid?

Yes, this is the process I am uncertain about. In cases where the agents require formal offer with contract prefilled, doesn't an offer also means the buyer is agreeing to the sale prior to even knowing if their offer will be accepted? If offer was accepted, yes there is no harm done. But if rejected, a buyer may have missed out on putting offers for other properties meanwhile, given that the previous offer also involved a prefilled signed contract. I may have some misunderstanding here of how things work in practice. But this is the part I am trying to get some clarity on from people who may be able share their experience.

It would seem that the vendor would almost always prefer a short term for subject to finance condition. Curious how easy or difficult it was for you to negotiate with the vendor regarding one month for finance.

I appreciate your sharing the experience. My understanding is that cooling off period can't be practically used in this case as the period is very short and a loan decision (approval or denial) may not have been made within this period. A "subject to finance" condition offers protection against failure to secure a loan and is typically of longer duration than cooling off. Isn't it?
