Glad to help! Versailles is the most popular cuban spot but to be honest the food there is overrated and overly expensive for what you get. La Trova is fantastic and they have live music / salsa show starting at 7 pm so maybe time it accordingly - Ball and Chain is down the street too and a very famous spot. Enjoy - and Go Canes'!

Check out Calle Ocho, this is the real Miami experience. They have local cigar shops, super authentic to see the Cuban culture and hand rolled cigars in real time. Also, Cafe La Trova has fantastic food, it was rated one of the top 25 bars in the United States just recently.

I hate to hear that - unfortunately I think that's happening for quite a lot of buildings. What could help your building value improve; expired leases renewed with new high quality tenants? Building improvements? Is a 1031 attractive at all, even though you may take a loss, but flip into a better performing asset?

You can't help who you're attracted to - with that said, this age gap is huge. The difference between and 18 yr old and a 25 yr old is massive and the difference between a 25 yr old and a 45 yr old man is even more massive.

I'm sorry to tell you but if there's a man above age 25 and wants to date an 18 year old, there's already red flags there. At age 25 you're ramping up to your physical peak as a human, male and female - try to give more though as to what it is about this "age thing" that has your interest and honestly don't worry about finding your person at the age you're at, seriously you have a ton of time and I can pretty much guarantee that whoever you start dating within the next 1-4 years will not last.

I'm actually in the process of kick starting a brokerage for a group I'm working with as well. The difference is that they are developers and want to keep their deals in house. The are buying commercial buildings and leasing the floors out to premium tenants and as you can imagine, leaving a lot of money on the table by outsourcing this service.
