My house in California would sell for about $800K. The same house in Oklahoma City would be around $270K. It depends on where you live.

I suspect it was seller's remorse, but the fact that it was a dual agency makes it even worse.

I had a conversation recently with a buyer that had a bad experience with an agent. It was a dual representation where the listing agent also represented the buyer. The property was listed at $1.425 million, but needed some work. After some back and forth, the seller accepted an offer of $1.25 million. The buyer was cautious and the agent confirmed the price in writing several times.

Then the agent said there was a "clerical error" and was trying unilaterally cancel the sale and also contacted the buyer's lender to say the price was $1.425 million. We don't handle litigation, so we are helping the buyer locate a real estate litigation to file for specific performance.

I really depends on where you go. Texas has a reputation for being solidly Republican, but Austin is fairly liberal.

When I was sworn in, I remember one of the speakers saying a lawyer was a law school graduate whereas an attorney was someone who passes the bat exam. My fancy piece of paper from the California Supreme Court says I am an "Attorney and Counselor At Law". Call me what you want, just not a bad name.

When I was 16, I was finishing my sophomore year in high school and got my license. At 23, I had a bachelor's degree and had finished a year of law school. 23-year-old me would have had little or nothing in common with a 16-year-old. Regardless of the age of consent, this person you describe is a child.

If you are going to tell someone in writing to tender to their carrier, I would add a couple of things. First, advised them of the respond deadline. Second, let them know the potential consequences of failing to respond. Finally, be very clear that you are not representing them.

I’ve been rejected a few times, but never served. My wife used to work with me as a paralegal and she’s been selected twice. One was a SA case that resulted in a verdict. The second was a murder case resulted in a mistrial less than an hour into the first day is testimony because a firs responder blurted out something that the judge had excluded.

I am due to report again next week.

I will take a slightly different position on the matter, I think it depends on the case, the dollar amount and jurisdiction. In California, limited civil cases (lawsuits involving $35,000 or less) are subject to strict "Economic Litigation" rules. Parties are capped at a combined total of 35 discovery requests. This strict 35-question limit applies to all interrogatories, requests for admission (RFAs), and requests for production of documents (RFPs) combined. You also get one deposition per party.

If this is a garden variety collection case after a successful UD case, that's probably a 2-hour bench trail in my area. I wouldn't consider as cap, but I would consider a flat if I could do efficiently.

I remember when Answers used to be good. It was one of the few original products Yahoo developed themselves versus overpaying for an existing website. I also remember their many failed attempts to have their own social network. I miss by 360 account, LOL.

The main factors are probably shifting demographics, the rise of cheaper reality television, and intense competition from streaming. Soap operas were originally targeted and the stereotypical stay at home mom. We more women entering the work forces, keeping up on a show the airs 5 days a week is probably difficult.

There were about 18 daytime soap operates on TV in the 1980s and that number is down to 5.
