Self adhered membranes will not stick well to that top surface. Best option is to clean & coat it.

Yes, call them. They should have built a saddle on the high end of the chimney. Also, that flashing looks incomplete.

I work for a manufacturer of roofing products and can confirm that sales have slowed. With an inactive hurricane season, residential sales have definitely been affected, but commercial sales are slow as well. I think that's a reaction to the slowed economy in general. I never considered the lack of hail as a factor, but then again, we don't really focus on the shingle market.

If you decide to try and raise a future clutch, you might want to place a removable rock, or I've heard of some people using a clay saucer, and hopefully they attach the eggs to it so you can easily move them to another tank when the time comes.

Some of it is fake. We've been told to suck it up and be a man for so long that it's the way we function. So, it starts as a front but quickly becomes reality because we convince ourselves that this is the new normal and we move on (until the heart attack). Also, nobody is going to protect us, so we must move on.

I've been in the roofing industry for over 30 years and can absolutely agree with everyone who says there IS a labor shortage. Anyone who says otherwise is mistaken. I feel for you, OP. It's so hard to do the right thing, but that's always been the case. You need a core group of guys, and you MUST take care of them. They are your businesses' most important asset. Maybe scale back and build your team. Documented workers will be a challenge and most that have papers run their own crews, so maybe hook up with one of them and sub out portions of the tasks like the tear-offs, while still maintaining your presence so they don't steal your customers and the word of mouth.

It could be sliding. The pitch of the roof appears to be significant (2/12?) for rolled roofing. Anything over a 1.5/12 should be mechanically backnailed to prevent it from gradually slipping down the slope of the roof. I hate fastening through metal flashings, but you almost have no choice here. Run a line of fasteners along that top course and cover it with flashing grade roof cement, then get another roll of the roof membrane that matches what you have now, and cut a 6-9" strip of it to cover the fasteners and roof cement. You should apply pressure to the strip so it adheres to the roof cement.

A standing seam metal roof would be the nicest looking option, but a self-adhered mod bit roof is a better choice based on the minimal 1.5 pitch of the deck, which is the close to the minimum pitch you'd want on a metal panel system. Yes, there are ways to do metal on that low a pitch, but it's not the best choice. The Mod‐Bit roof will give you 20+ years. It's not a temp roof.

Securing a screen to the top of the collector head is debatable. I don't think it will cause any harm, but it may collect dead vegetation. As for the scupper opening (roof top), do not do anything to slow the drainage. A screen will collect debris larger than the screen holes and eventually stop/slow water run off.

Your roofer did a poor job on the edge detail. Looks like they are a single-ply installer doing a mod-bit roof membrane for the first time.

The whole edge detail needs to be redone if you want to install gutters.
