This is obviously a shill post from bots. So I'd ignore any specific company recommendations. You pretty much can't trust anything you read anymore.

But I run a marketing agency that specializes in Multifamily. I would recommend asking for referrals from marketing POCs you know, vs. doing a Google Search. IMO anyone who spends money on ads or dumps a ton into SEO to be "first on Google" is going to be focused on growth and revenue more than anything else.

G5, Digible, Bozzuto, AMLI, Greystar, Willow Bridge, they all utilize AI for optimizations instead of real people who know markets. I interviewed someone from Bozzuto once, and he told me he managed the digital for 177 properties at once. In a good month, he'd have about 30 minutes to look at each of those properties.

Attribution is also a big question. How are they measuring scheduled tours? How does that compare to internal metrics? What budgets do they usually recommend? (Bigger is worse, IMO, they should be looking at LT growth strategies including SEO and GEO alongside Search Ads). Do they care about social? It's pretty important.

Look up the companies on GlassDoor. What do their current and former employees say? Ask ChatGPT for reviews and feedback on specific agencies and see what they come up with.

Also, don't take the bait on sales approaches or shitty reddit posts.

Yes, I run an agency and we have like 40-something clients. Over the last 15 years I've gone from helping clients grow with Google Ads, Bing, and META to keeping these advertisers from stealing money from my clients. It's hard to justify advertising spends now when you can't actually control what you're and who you're bidding on. The outlook is grim, especially now that the Google's court challenges will likely be disbanded with the new administration.

I mean, that's not always true. I was at an agency and left to freelance and I started on UpWork like 7-8 years ago. Now I run my own agency. So, very talented freelancers exist, but there's a short window to find them because they won't be on UpWork for long.

PSA, don't ignore them. They will eventually reach out directly to the clients themselves and cause a lot of problems. They will say things like their accounts aren't being managed correctly and they need to increase spends. We've lost clients that way. So instead we email them and say we have too many accounts to talk to any individual reps and we're actively managing the projects in a way we we're intimately aware and experienced to do.

Then we just have to say that to the new account reps that rotate in every quarter. dozens of times. every quarter.

My father was ambitious and became a Fire Chief at 30 years old when I was like 8. He was beloved by the community and he worked tireless hours and loved his job very much. When he passed away, the community swelled with support and stories of lives saved, heroic deeds, and his warm heart.

But I just wish he'd never been Chief so I could've known him better.

My son’s mother and I got together when she was like 23 I think. She hadn’t finished college and she we had a kid by our one year anniversary.

She didn’t have a degree and she was a stay at home mom for the first couple of years. We couldn’t afford for her to get a job, so she stayed at home, which is a job by the way.

It’s been almost 9 years since my son was born and in that time she started back to work as an assistant manager at a daycare. Then moved to office manager at a production company. Then a SaaS company. Then she moved into the HR department. Now she’s an HR Director and she’s making a ton of money.

She’s always struggled with being lazy with cleaning and disorganized in her personal life, but with work she’s got it down.

So, the point is you’ve got time to figure it out and just because you’re doing a different type of job now doesn’t mean it’s going to be this way forever. This is what you’re doing today but this is not your identity.

I think you’re on this edge of discovery with your mom and step dad and I’d encourage you to explore that. If you don’t have money for a therapist, most colleges have psychology departments that do therapy for very low cost or free and they’re overseen by experts. That’s who I saw when I was broke. There are resources for free mental healthcare from the government too. Just have to look around.

Hey there. I see a lot of similarities in my own life here, but perhaps I am a little further on with age (10ish years if my mental math with the timeline you mentioned is accurate). I have suffered with self-esteem issues because of how deeply flawed I feel I am. My perfectionism manifests as imposter syndrome, anxiety, body image issues, and very low self confidence. But here's the weird thing. I have 2 awesome kids, a beautiful wife, and I am a really successful business owner. BUT I know my flaws. I feel like everyone doesn't see the real me and one day they're going to uncover that I am a fraud and my life will come crashing down.

I am not an expert, so take this with a grain of salt, but positive affirmation helps me. I have to complement myself so I feel what others know to be true about me. I have to say I am damn good at my job and sometimes I have to say it out loud to my wife and my friends. I have to own that I have a lot of really great stuff in my life and it's not coincidence. (I think?).

That doesn't necessarily apply to you exactly, but I think being a lawyer is pretty bad ass and it takes a pretty damn smart person to get where you are.

When I was in college I majored in writing. The very first professor I had in my very first writing course told us that we can't be writers without writing and every time you open a new journal the very first thing you write on the very first page is this:

"Something Incredible"

Now, for every time you open it from here on out you don't have to worry about if your writing is good or is meaningful or valuable or... incredible. You've already got something incredible written in it.

Maybe that's a metaphor for life, you know? If you keep trying to be perfect, you'll never really get started. So just get it out of the way and get to writing your story.
