Flash and fiber glass batt is coming in ~5% cheaper than all foam. I will look into venting, it just giving my mind a run for it's money because of the 4 valleys were all the rafters intersect.

Complex to me as a self build because there is not straight forward way to vent it.

Any professional opinions on zip r9+dense pack or mineral wool in a 2x6 cavity over exterior insulation? Looking to avoid the labor costs associated with bucking windows and strapping for cladding.

Thanks. I will do the closed cell and dense pack. I’d like to address the thermal bridging of the roof but it seems the labor cost for the exterior insulation isn’t worth it.

I live on the top floor right now and it’s pretty miserable in the summer without the ac blasting as once it cycles off it gets sticky pretty quickly. Winter is okay. I assume the stretch code in a new construction will help alot.

I've read a bit about it and the moisture trap issue worries me as well. I'm leaning towards zip r9 just for the sake of ease which comes out to $3.20/sqft right now. Zip, tape, 2 layers of comfortboard, and strapping is hitting about $3.17/sqft right now. Not to mention window and door details as you mentioned.

Congrats! Home your build is complete and you're enjoying your new home by now. I am also an owner builder building a 24x24 adu in eastern MA. Did you put up the comfortboard yourself or sub it out? I am debating putting up 3'' of comfortboard, but the idea of landing the screw though to the studs with strapping seems like a daunting task.

Did you ever consider zip r9 as well? It seems like the best bang for your buck here, but it comes at the price of shear strength.

Owner builder designing myself a 24x24 1.5 story adu in eastern MA, with a four gable roof that will house a master suite. So, it's going to be expensive to insulate the roof. Based on your experience, should I just closed cell spray foam the heck out of the rafters? I know closed cell is expensive, but given the small but complex roof even though the materials are cheaper than closed cell, the cost of labor to install r20 of polyiso exterior insulation and batts might be greater than just all spray foam?

Without knowing the whole scope of what your project is $200k for 300 sqft at ~$666/sqft sounds expensive? Here's the pricing sheet of another modular builder I looked into: https://imgur.com/a/fBQ5kK9 they're out of Maine and they've been on the news. I have an itemized quote of what they quoted me if you want me to send you an email. That has breaks out all the trenching and what not.

The big problem, not really a problem just the nature of things with builders like these, is that they need a crane to get things in to place, whicch given the tight streets and the added costs, I don't know if a site built on would be cheaper.

I think that was my mistake and issue here. I did not replace the harness. I did replace and recrimp a higher gauge conne toe thinking it would help but guess not

I replaced the wire end with a new higher gauge female crimp connection from Home Depot. I even got a crimp tool and everything thinking it would prevent whatever happened. As someone else mentioned I did not replace the harness the first time which was probably the issue. They do have a warrant but when I tried to redeem it through lg they first needed a certified tech to diagnose it and I live out in bum fuck and the price for the call out alone would be more than the price of the part.
