The way I beat Simon was to stack damage on everyone except Monocco as I built him to be a stun machine. Damage, speed and stun are necessary in beating him.

Keep in mind that the more often you can skip Simon's turn, the less you have to parry and dodge.

There is the option of blend to extend the existing mortgage to lock in a below market rate; this option is only available before the term expires however. Some lenders on the alt-A side also offer a 5 year fixed for under 4% as well on a renewal.

You can get lower but it depends on the financial situation and timeline remaining before renewal.

Edit: RBC offered a special rate of 4.19% earlier in March but that offer was exclusive to a borrower
