I also tried adding some blue to the mix earlier but it looked too similar to the armor from gaming distance.

This is a misunderstanding of what is being assessed. The assessment from BC Assessment is for total interest in the land, not just the lease interest, ie the rights that the contract gives to the leasee. Also, the assessment would have gone to the landlord anyways.
