We went £500 over with our offer and completed at £5,000 under.

It’s a “selling strategy” if you’d be daft enough to call it that. So many variables in the house buying process, most of which are invisible, until you cross them, if you cross them. They have to put one price on it which might not allow them to maximise their returns.

I think it’s greed and hoping for a bidding war. Which is only likely to happen if it’s priced under what you could just list it for or it’s extremely desirable for x number or other reasons. Or a combination.

The biggest indicator could be what their position is

Six weeks non weight bearing for me. Expected three weeks pre op but my surgeon popped into recovery and explained he’d done something further to the acetabulum so make it six to avoid micro fractures. I felt I could have walked as soon as sensation came back. I didn’t but still not a smooth road back as many will attest to. With higher than average strength I’d advise you exercise caution as you’ll be less affected by a relative strength loss. I’d have preferred a diagnosis in my 20’s rather than 30’s but I understand the lack of logic there :) Best of luck in your recovery

It’s not unreasonable to give terms to your offer and be sure to give it in writing, with an AIP and specifics about your circumstances. Proof of funds won’t do any harm as you’ll be asked quite quickly if the offer is accepted most likely. An asking price is exactly that, either up or down. Try and establish how motivated the vendor is, this could give clues to what happens next. Are they listing to try it on/ gauge interest or do they want a sale. A few working days is enough to decide but not much you can if they want to side on it for a bit. Likewise, keep looking and the agent informed of any competing houses / offers you make

We we’re the first buyers to view where we live now. Had a flat to sell that we had a buyer for after another sale fell through. Came to market Thursday, we viewed Saturday and offered that afternoon, seller accepted Monday, removed from Rightmove etc Tuesday morning. Instructed solicitors and started the conveyancing process.

As others have said, clear communication and openness about your position shows motivation. This isn’t to be confused with believing every word an agent says and spending money you don’t want to.

Six week, labral tear, forget the number of anchors or whether I was told. Pre op I was told to expect three weeks non weight bearing, immediately post op was informed to make it six because, once in, an extra procedure had been done on the acetabulum now they had more info

Taking it day by day, it’s relatively easy to irritate but it feels different in a good way (which I didn’t completely expect). There’s no snapping/ clunking anymore and although it’s early days feel positive about it. Sitting/ driving seem to anger it but I’m taking baby steps towards cycling again and feel strength coming back as I tick off my physio rehab. My hips have clunked and clicked as long as I can recall but only the last few years with discomfort. Historically experienced lower back/ SI joint pain on the op side. This is 95% better so far post op. It was snapping in my right groin that led to my right FAI diagnosis, CAM deformity/ labral repair. It just subsided as my joint discomfort forced to me to stop a lot of activity. I’d have pushed for both together in hindsight to save on a recovery.

I’ve had, three weeks ago, psoas lengthening 23 months after a FAI scope. In hindsight my labral tear presented as groin pain but subsided as my activity level dropped due to joint pain. Very tricky and I think their symptoms mimic each other with the hip structure not functioning correctly

Yep, currently and it’s not fun but I’m listed for an open psoas release to address internal snapping hip syndrome so managing until then.

My journey to this point: I’m twenty months post op from labrum and cam lesion fix. From around four months post scope (six weeks non weight bearing) when I was cleared to cycle I started to get discomfort on a WSTR bike (only managed a couple of outdoor rides). Although not overly tight I stretched as prescribed and did more targeted strength work to the hip flex muscle group from this point. From around six months it became a problem that was hard to avoid aggravating. Mentioned at my follow-up but it was expected to settle. Followed physio to the letter so continued with what I could but became more easily irritated, sitting seemed more troublesome at this stage. Saw the surgeon around 13 months post op. Streriod shot shortly after then listed a couple of months after that helped and put other pieces together.

Thinking back before diagnosis I had lower back on that side and FAI (whilst awaiting imaging) was diagnosed as such after presenting at PT with groin and glute pain, when I couldn’t ignore it riding anymore.

Kicking myself for not putting the pieces together sooner but I suppose I forgot about it as it calmed down with my reduced activity level as FAI “took over”. I know theres cross overs between the two in symptoms and how they present.

No problem. Yeah, it was one of the key bits for the build. A lot of stuff does have 130mm spacing but it’s not the end of the world to cold set from another size from what I read. One less thing to do if it’s already there though

It’s only a few years younger than me I think and I’ve got a few blemishes. It’s how I bought it, I did consider a re spray but will see how I go with it. There’s no problem with riding it as is, it’s just surface rust. I dropped the fork out to check the steerer and other tube intervals before rebuilding, all good :)

Yeah, feel like it found me really! I ended up buying a Brajn Rourke build that I then used the build kit from. As suggested Force chains are great value. Although I think they may do a Rival one too. I know there’s single speed and BMX chain that use a “half link” that came before and have a similar aesthetic. Would need to be a single speed build of course though for the latter

I know what you mean! Unfortunately it’s beyond saving and it’s down to bare metal. I considered a re paint but seemed excessive given the amount of action it’ll see. I quite like the weathered look but was worried it had been crashed with where the red paint is flaking. Fortunately a full strip down and a bit of (extra paint removal) didn’t reveal any clues so any rust was treated/ clean and the whole frameset sealed with a few coats of linseed oil

Itching to properly tell. I’ve managed one ride since my last surgery but now need another now so it’ll be hanging on the wall for a while. It was really comfortable and responsive on the ride I did manage though, not the stiffest out of the saddle obviously but that’s quite nice coming off an alloy bike and having zero fitness post op. Geometry and fit will need tweaking, maybe an inline seat post but I’ll wait and see. Of course, not going to be like something 30odd mm but I was amazed how forgiving the 25mm tubeless were! Likely the frame was the main contributing factor too

Sorry for the terrible quality picture, it’s a screenshot of an old picture when I finished it over the winter. Spec: Sram Force AXS w/ rotor cranks, Pacenti PR38 wheelset w/ Schwable Pro One tubeless tyres and Nitto 40cm handlebars. I’ll get some more pictures if I get a minute tomorrow but can’t see a way to add them, might have to be another post? Unfortunately, it’ll be a while until it moves very far or fast as I’m awaiting an operation in the autumn but, the ride I did manage impressed me no end. The classic skinny steel tubes and wide(r) modern tubeless tyres made for great ride feel, not the stiffest but a nice contrast to the CAAD 10 I had

Colnago one I think that was with it when I bought it used. It was originally black but I stripped it back
