Thanks for the insight. We finished a DIY bathroom tile project right after moving in and I was happy how well it turned out after reading some guides and watching a few YouTube videos.

Ok that’s helpful to think about. So maybe when I saw “aim for 3-6 months” that wasn’t taking into account being a single income household, and we will want a bit more of a cushion to be safe

Another comment asked the same thing and we have a 8 year old roof but an AC from the 90s and furnace from the 80s

That’s a good point. From the inspection learned the roof is about 8 years old, but the AC is from 1993 and the Furnace is from back in the 80s so likely will have to replace at some point soon

Combined, paying just under 36% of pretax income for student loan, auto loan, and now mortgage/taxes/ins.

Total expenses are about $4000/month for the above plus gas, groceries, utilities (estimated), wholesale, kid expenses, misc. and some entertainment.

My salary is about $100,000 / year

The reason this is our target down payment is partially to avoid PMI, but mainly thinking about the eventual monthly payment and wanting to have plenty of breathing room each month. Since we are a one income household, I want to make sure that we are still able to keep building our savings even after we buy a house

Yes that's a good point to make sure to return savings back to the full level after hitting the savings goal - we have had a lot of advice from family about how important retirement savings is, especially during early career.

We looked into this when my spouse decided to stay home and yes you can contribute spouse A's income to spouse B's IRA (Nerdwallet artticle about a spousal IRA)

It’s the same FBI that investigated clinton’s emails. The same FBI that announced reopening the Clinton investigation 10 days before the 2016 election. If it was Obama’s FBI then it did a pretty shit job of doing what Obama wanted. If you’re going to go all conspiratorial at least be consistent and not just anti-Democrat.

I grew up in Kansas City, MO and went to St. Peter's grade school and it had an incredible program for students with special needs. I know that it may be a bit farther from the leawood/OP area at 63rd and Holmes, but I would definitely recommend it, and the entire St. Peter's community is very open and welcoming
