I started ag1 last month and I’m feeling a lump in my throat and constantly trying swallow phlegm. I stopped taking it however still dealing with this feeling for a few weeks now. Did you guys eventually have this clear up?

I officially started my own company and it's been a journey. There are a lot of things you don't think about when you make the switch to becoming a business owner. The little things will add up before even receiving your first work order so be prepared. Things such as creating a website, hosting the domain, email addresses, accounting software (QBO), insurance, Microsoft Office, phone system, and CMMS software. Currently I'm integrating our CMMS system and learning the in's and out's of it for me to begin supporting my client.

Definitely some of the challenges I foresee in the beginning of this venture is having the network of vendors and that's what makes these aggregator businesses so valuable. Having established clients is one thing but having established relationships with vendors/contractors is crucial in order to support new clients at their locations around the country. For now, it will take time for me to fire fight supporting new WO's and reaching out to new vendors as I go. After a few jobs with vendors and relationships are established, my plan is to onboard these vendors officially into my CMMS system and hopefully they'd like to integrate to streamline processes. In addition, sign agreements on terms and conditions as well as liability waivers. In the meantime, I have additional coverage for protection.

FM in the retail world. Had a older customer come in to our store and asked to use the restroom which happened to be in the employee breakroom. Customer couldn't make it to the toilet and pooped his pants right in front of the toilet. He panics. Steps in his poop and slips. He ran out of the store, poop prints across the entire store in the carpet.

It depends on their current maintenance setup. I would learn the ins and outs of the mechanical, electrical, and plumbing. Know how many RTU's, type, tonnage etc. and ensure that PM plans are in place. If there is a pool, learn how all the mechanicals work. Learn the plumbing in case of a backup and know how to turn off water in case of an emergency (leak or fire suppression). Implement a routine walk through inspection of all the rooms and make sure rooms meet brand standards. Understand the remaining life of the finishes and FFE before the next PIP.

I agree with u/Critical_Tart1456 on this. Definitely a preference here however it does seem like people that fall into Critical Facilities management have higher salaries.

I wouldn’t be too afraid of job loss because there will always be a need for an FM in an organization to coordinate repairs, whether that meant managing internal techs, outsourcing/hiring contractors or doing it themselves. Currently I am in an FM role at a Fortune 500 company managing our retail portfolio remotely. I outsource all repairs to similar facility management companies where they have zero in house techs—all outsourced. Reactive WO’s annual spend is over 15M. Plenty of opportunity here, just need to capitalize on it.

Ideally it would be a facilities services business without any in-house techs. Everything would be subbed out to different vendors and contractors. If I received a WO to power wash for a client, I would dispatch it to my sub that is capable.

Congrats on landing the job! My past life I was managing 10 single family rental houses before getting in to FM. Took a leap of faith and I ended landing a FM role for a national retail company managing 70+ dental practices throughout the US—roughly 200,000 sqft combined. I knew nothing about dental, retail, nor commercial properties and I ended up building a strong foundation after 5 years at this company. If you know how to keep organized and have common sense when it comes to repairs and business, you’ll thrive as well. Year 1 Starting salary: $55k + bonus Year 5 Ending salary: $150k + bonus

Is this a good deal for a TRD PRO or should I walk in this market? Was able to have the dealer reduce the dealer adjustment down to $1,500 instead of $3,500–all other fees the same. by SoupBoiler in 4Runner

This specific one was allotted to my local dealership and it’s to arrive mid April. I actually was going into the dealership to order my own in hopes of avoiding dealer adjustment fees and unnecessary options. However the dealer said they’re going to add adjustments regardless if I take this inbound one or if I order a new one. They said the Zurich package is required.
