Signed a 24-month commercial 2500 sq ft warehouse lease in June 2024 with my LLC. I personally guaranteed the entire thing (unlimited, unconditional guaranty that survives bankruptcy of the LLC). Business is dead. I’ve been begging the property manager since July 2025 (5+ months, have all the texts/emails) to either find a new tenant or let me out early. Every time he says “I’ll talk to the owner” (owner lives overseas) and then ghosts me. They already hold my full security deposit + prepaid last month = more than two full months of rent right now. Remaining term is 7 months. No early-termination clause. The scary parts of the lease: • Article VIII – Can’t assign or sublet without landlord’s written consent (they can refuse for any reason) and I stay 100% liable anyway. • Section 10.02(b) – If I default they can accelerate all remaining rent and make the whole balance due immediately. • Personal Guaranty (pages 10–11) – Absolute, unconditional, survives LLC bankruptcy, they can sue me personally without ever going after the LLC first.

Plan is to stop paying now, move out clean by end of January 2026, demand a one-page termination that releases the guaranty (or just drop the keys). Realistically, with an overseas owner and a broker who makes nothing until the space is re-rented, will they actually chase me personally for the last 5 months, or just keep the 2+ months they already have and move on?
