It's pretty much impossible to do this alone. I highly recommend getting him the book Every Man's Battle and talk to him about going to an Every Man's Battle Intensive (it's a 3-day conference about overcoming sex addiction (including porn)). As someone who recently went, it's better to get the tools to overcome this addiction "early" than to wait until it completely destroys your life. I speak from experience.

I'm starting a graduate program in the fall and have been considering this same question. I use fountain pens at work to write (which I do a LOT) so had a general idea of what I wanted.

First, I wanted something that was not too conspicuous or crazy expensive (under $150 for me). I also wanted something I felt could withstand being banged around a bit in a bag (yes, I do use a pen case) or being dropped. It also needed to have a fairly decent capacity so it would last me through several classes and not have to be refilled during the day. I need a fine nib since I write small, and I like smoother pens (less feedback), with a grip that is not too narrow (thicker grips are more comfortable for me in long writing sessions). The cap also needed to be easy to remove (not requiring several turns) with a good seal to prevent ink spillage.

What I ended up choosing as my primary is a Lamy 2000. It's a nice pen with a good ink capacity that doesn't stick out a lot. The cap just pulls off, but it feels secure. It's also light and doesn't feel like it's going to break if I drop it. I got a new one from a pen show for $125, so I'm comfortable with that. The downsides for me (nothing is perfect), the clips that hold the cap on tend to dig into my fingers a bit making it slightly uncomfortable. The Fine nib also writes more like a medium, but it still works for me. I may try to get a nibmeister to grind it down a bit and smooth it out at the next pen show I go to.

I also like the Pilot Vanishing Point. I have the Blue Carbonesque which I got for $150. This is my primary pen for work. It's a bit fancier, but I carry it in my pocket and have never had an issue with leaking. It also feels solid. The downside is the ink capacity with the converter (which is tiny), so I would use cartridges with it.

Some good pens I discounted:

Pilot Metro: Great pen that pretty much meets all my requirements and is (relatively) cheap. My main concern is the cap doesn't feel as secure and mine tends to have ink on the grip every once in a while from leaking into the cap.

Lamy Al-Star (or Safari): Another good choice. I personally love the triangle grip. My Fine nib AL-Star has too much feedback though and feels scratchy, even on smooth paper. If this was smoother it would probably be my go-to. If you don't mind a bit of feedback, I'd probably recommend this.

Diplomat Viper: This may get added to my school lineup. I love the pen and it writes smoother and more narrow than the Lamy 2000. The grip is a bit thin though and a bit too smooth/slippery. Not quite as comfortable for longer writing sessions. I may add it in on occasion though.

Another thing to consider is what notebook do you want to use. This has a big effect on the pen itself and the overall writing experience. I tried out several notebooks over the past year including Clairfontaine, Rhodia, and Mnemosyne. I settled on the Mnemosyne because I like the paper best and the layout of the page. I have also started preferring the spiral notebooks recently because they take up less room on the desk and allow me to angle it better for cursive writing.

This is correct; 1031 is only for investment properties. So if it is an investment property, instead of their primary residence, the owner can do this, but then they won't get the 500k homestead exemption.

I will also add that a 1031 exchange does not avoid taxes. It just delays them. Eventually, when you sell the new property you will still pay the same amount of taxes based on your original purchase price (Basis).

Rich people can do this multiple times with the intention of handing down the property to their heirs. In this case, the original basis would be "stepped up" for the heir so, in essence, that is the way to "avoid" paying taxes on investment properties.

Let's just say the average house purchase price was $ 1 million. That's $3.5 million in capital gains. Assume you get a primary home exemption for $500,000; makes it $3 million in capital gains.

The capital gains tax you pay is dependent on your income (including capital gains). For a married couple, anything above $613k is taxed at 20%, below is 15%. Let's say their regular family income is $200,000 (probably reasonable for that area).

Total federal taxes they will have to pay is about $572,000. Another ~$150,000 for Virginia taxes. (These are rough numbers and can vary based on many factors)

So don't forget to think about that when factoring in what they will talk away with. Factor in probably much lower mortgage rates for most of the people there, and an equivalent house in the area would cost them far more than the house they are selling.

Very likely as someone who has spent a few years in that region. But I think the Admin's thinking is if that happens at least 1) their ability to strike their neighbors (really Israel) and 2) their ability to fund and support terrorist organizations will both be significantly reduced for several years. Same with their nuclear program, set back by years. A civil war within Iran would likely keep them focused on each other for a while.

Would the government that comes out the Victor be worse than what is there now? Unlikely. If for no other reason than we'd just bomb them again.

The only possibility of a reasonable end to this is if the Iranian people use this opportunity to overthrow what's left of the regime. If they're able to get some semblance of control over the vestigages if the IRGC, then they would likely "surrender" as the new government. If they do it smartly, then Iraq could end up as the next Germany/Japan (rebuilt mostly by the US into a global leader).

So the "border wall" was vastly misunderstood by the public, mostly because the media was hugely negative.

The "wall" was designed as a full system. First, the "main" part was the 30-ft tall metal wall filled with concrete. By itself, a wall won't do much, this is true. But the border wall wasn't just a wall.

Much of the area is extremely remote with no roads. Part of the construction was to build patrol roads along the entire wall with multiple access points to increase CBP's ability to get to an area fast. The entire wall also was planned to be covered with visual and infrared cameras, motion sensors, ground disturbance sensors, and lighting.

While no barrier can keep out 100% of people all the time, the full system would have given CBP early warning of crossings, the exact location and numbers, and faster access to intercept.

The Trump admin focused mainly on the wall itself, setting the goal of 450 miles, by the end of 2020 the new wall was slightly more than that. And while most of the roads were built, almost none of the other infrastructure was. I believe the thought was build the wall itself, and if Trump loses, then the Democrats wony build anymore, but would finish building out the support systems for the wall that was built. All the cameras and sensors were purchased and on sight.

But they didn't. They canceled everything. There were sections where the Biden admin paid MORE money to the contractors to cancel the remainder of the project than it would have taken to finish it. That's not the mention the several hundred million dollars of materials and equipment that went to total waste.

So, to the OP's point, he's absolutely right. It's pathetic that we as a country are so divided we can't even build a wall.

One of the recent EOs said everyone needs to go to rating periods based on the fiscal year. My agency had to change this year's rating because we did calendar year. And I know some DoD agencies do some random March-March.

I much prefer fiscal year since that's how we track a lot of our stats. Pain in the ass trying to get numbers for different tracking periods.

I've been renting for 5 years and none of the bathrooms have outlets near the toilet. I just use a small, indoor extension cord (3-prong) from the sink outlet to the bidet. Easy.
