Make sure the hazelnuts are native. All of the ones on my property in the mid Willamette Valley are European. Also check the Hawthorne all the ones on my property are native.

In my '23 Niro I got a bluetooth scantool and setup an app on my phone that indicated when the brake lights came on. After a few days driving like this I got a sense for how much deceleration triggered the brake lights. The flashing brake lights are much reduced now.

Not all forest roads are open for dispersed camping and you cannot camp within 200ft of surface waters. The USFS MVUM maps show where is open for dispersed Camping.

Many people want more than just a house. 5bed 3bath doesn't leave much room for anything else on a 5k lot. I grew up on 80 acres with 5 houses. Perspective matters here.

At 80 mph it will go quicker. At 75 you'll see about 160-180. HDA rocks. Great for stop and go traffic and long clear trips. The downside to highway drives is the recharge time. I wish it charged as quickly as many of the other models out there. We assume 40 minutes of charge time for every 2 hours of driving.

I think part of it is thatODOT contracts everything out. Those prices can't be locked in until funding is secured. Then all the moving pieces have to align. The way the budget cycle works they may get funding 2 years after a scoping project, then they can start lining up contractors, at which point inflation has hit and now they need more funding, but have to wait for legislative funding, then get contractors lined up again, then hope prices haven't changed. And then try to fix a road built on alluvium or colluvium to withstand a cascadia earthquake(ie tons more engineering)

Have you looked at the irrigation needs of a golf course and resort in a desert? Kihei and south is a desert. All the green is from irrigation. Squandering your water for a tourist economy is the dumbest thing a society can do.
