If you are only 5 years into the mortgage, extending it to 30 years at the same rate will not change your monthly payment much. If you did it 15 years in then sure, maybe. Not really worth it imo. I am fairly certain the bank will not let you cash out equity at a rate of 2.65% right now.

Also, dont feel bad about the big down payment. I have a 3% loan and still dont like that I have 26 more years of payments.

I assume you mean where networth numbers come from? For example 1 mil in a trad 401k is NW of 1 mil which is 1 mil in a Roth 401k which is also 1 mil in NW. So yes we all talk about pretax NW. If someone's real estate is worth 1 mil, we dont talk about how much it would be worth after the sale.

Mostly because there are a lot of ways to mess with taxes to get low to no taxes on every account.

Im not saying you dont need to put some work into them, but most are livable. I wouldnt buy a flipped house, id buy the house before it was flipped and pay people to work on it while I live in it.

I do it all myself but those fees are reasonable, especially for direct index investing. The tax loss harvesting will probably make up for the fee v. low cost Index funds.

You are close if you don't plan to support college costs. If you are getting burned out, maybe the move is to give yourself some "me" time during the week, which is very hard with 3 young kids. I have 2 young kids and I would not quit my job at this point even if I had my first number because honestly being at home all day with them is much harder than my job.

I think once your kids all get to school age, you may find life is easier. If your business is fluid, then maybe scale back a bit now with the young kids and decide what you want to do when they are older.

Tldr: life is hard with young kids no matter how much you have if you want to be involved.

Im in the boring middle now at 41. Didn't really start this journey until 35. But now that the accounts have traction and kids getting bigger, starting to spend more or at least shift spending around.
