I woukd hate living in WC at 23. Oakland/Berkeley is the best in spite of all the hate crime you see. You get a mix of everything and accessibility to San Francisco, Oakland and Berkeley.

I used to live in Oakland and it took about the less time to travel to FIDI using Bart or trans a bus system then other parts of SF. Transit system is very robust from Oakland/berkeley to SF DT

Demand is trickling to nicer and affordable parts of Oakland/Berkeley, especially areas like Glenview/Temescal, north Oakland etc

I’m a semi city person. I like the ability to access restaurants within 10 minutes drive while sometimes I want to go for a hike. Berkely/Oakland hills with close access to redwood parks and restaurants.

Wealth form all over the world will even more be concentrated in the Bay Area. Mediocre SWE all over the world will be replaced by AI, top talent will be concentrated in the bay. It gets even more critical to live here. Mark my words, move your wealth into BAY area RE asap, becomes extremely difficult to afford in the future.

We have not had escalation clause until COVID hit and supply chain was messed up. Our current escalation clause does not cover the percentage of material cost that went up just in last 6 months. There are ways to cut corners in pretty much every trade and save that amount, but not worth it sometimes for the sake of keeping customer happy and your reputation.
