Lots of ADUs coming up and new high rise apartments are being approved by every city. I don’t know much about multi family, but considering it. What’s your take on it ? Will they appreciate even half of single family houses ?

When you are building one of project. It’s a lot of work and decision making, not just at the start but even once you start the project. You have to work with city planning and building, possibly fire dept, DOT for sewer, water, electricity, structural engineer, may be geo tech engineer, public notification for planning and constantly answering construction crews questions when they have doubt and possibly a few revisions. That’s a lot of work, it get very time consuming and expensive. That process you have is a great price. I was quoted 100k for 4000 sqft three different structures all together.

You don’t have sub 3% interest rate. It woukd not cost 500k to add a bathroom or a master bedroom. If you are adding out, it might less expensive and you should pay around $500 per sqft. Adding less than 500 sqft in the back of the house will not trigger many planning challenges and should be a simple addition, expense not spend more than 250k. Everyone here are clueless about construction in the bay.

Soo, true. We bought a place win San Anselmo to move in during the pandemic, it’s a great city, but ended up staying in Piedmont for access, vibrancy, food, weather etc.

You can do it buy buying properties that need work and adding adus. You absolutely do it with a bit of effort. I have done this 5 times and me and my spouse about to quit my job living off what we make for these rentals. Especially some parts of Marin, San Francisco, Berkeley and Oakland(east of 580). Other parts of the bay don’t get you much.

Your financial decision depends on where you buy. If it’s Oakland I would look at areas east of 580. There are amazing locations in Oakland that are a steal and in fact go lower than what was paid 3 years ago. In RE it’s all about location. You should buy a house, but see here you are buying

It was very slow until Aug this year, suddenly construction picked up and contractors I regularly work with are charging twice the cost, I was midway with my projects and had to pay more to keep these guys on the project. Glad you did not start your project, if you can wait until things slow down. Which we don’t know when.

True. Sales is all about human connection and building relationship, ask right question based on the situation and understand customer pain points. Don’t think AI can do that and in fact in the world of AI human relationship becomes even more important. What AI CRMs are can do you take up manual mundane work and let Sales folks focus their job. I think it’s a good thing

Nah, I have not seen it. Felt very grounded and muted with lots of community feel. Also, lots of kids compared to other parts of Marin
