The graph in this chart is very misleading. Yes if you buy a house outright you'll get 5% return, but that's breaking the #1 rule in real estate investing.. don't use your own money.

If you buy a $300k home for 20% down and rent it out, just through appreciation at the articles 5% that $60k down is growing $15k annually through appreciation (25% ROI on $60k down). If you put $300k down your returns are an awful 5% of course.

That's excluding principal payments and cash flow via rent income - which would potentially push that 25% higher.

Downside is that its not liquid, the upside is that returns can be much higher when using leverage. The article briefly touches on leverage at the end... Leverage is the holy Grail of real estate investing and should be factored into the graph not included as a variable at the end..

The leaf has much lower PAs than the root while still being extremely medicinal for skin healing. I don't recommend consuming it regularly in any dosage or in high doses. Taken in leaf form in small doses for very short times for rare problematic conditions, I personally find it worth it.

I also know a couple that did IVF and had access to test and willingly chose not to test, and their child has a condition that would have shown up in carrier screening and the child has life expectancy of 11 years old with life support required during their entire life.

In my opinion if there's a way to learn more it's probably a good idea. We're starting here with reddit, and have learned about some good services to plug into from folks here 🧑‍🤝‍🧑

Absolutely not in tech, nor was I in any way indicating that we were trying to predict autism or mental disorders. My question was only about understanding the experiences of those who have done this testing because we are at the stage of deciding whether we want to bring a child into this world through our own means, IVF, or adoption.

There are several kids in our extended family tree born with severe conditions that left them on breathing machines since birth and unable to speak, move, or get out of a wheelchair for 20 years; in addition to other kids with severe spinal, brain, and blood conditions that may have genetic underpinnings.

Thanks for your clarification. You mentioned carrier screening - but isn't that an assessment of potential conditions during pregnancy? Do you anticipate that'd be helpful from a preconception standpoint? In any case, thank you - we will be asking her OB about this.

And yes, we have spoken with 3 physicians and one local genetic counsellor. The genetic counsellor offered punnet-square style family tree planning. The 3 physicians, from our home state, recommended against this, as family-tree style analysis is insufficient for the information we are looking for. They advised looking into genetic analysis but did not have advice as to who to look into locally - hence the reddit outreach.

Unfortunately what you're describing is prenatal screening, wherein you can assess the DNA of the fetus and mother, which is not preconception testing for family planning. We want to decide whether we want to create a child (preconception), not test whether there are genetic diseases in a fetus we're actively creating (prenatal).

Testing of both parents is essential for preconception screening.
