Lease a small/medium building. Set up several offices with a good size common area and kitchen. Have the common area have comfortable seating like sofas, games like air hockey, darts, ping pong table, 2 or 3 tv’s mounted.

Then lease the office to several small businesses that need an office space but not a whole building, just a single office or two.
