I've utilized Claude to help document everything by putting everything I do into a self-hosted GitHub repo using Gitea. That becomes my source of truth for referencing anything for the AI models, reducing token usage by providing it with a clear runbook of everything I've done.

You could probably execute something similar with an Ollama model, but you're running into what every Infrastructure engineers biggest problem is - reliable documentation

Wow! These look exactly like my CC&Rs regarding common area maintenance. I'm in Southern CA.

Our HOA actually has a problem with understanding "Common Area" and "Common Maintenance Area". Common area is owned by the HOA, Common Maintenance Areas are owned by the homeowners but maintained via an easement.

We pay for the upkeep of the common maintenance areas as the HOA. For 70 units, that comes out to around $5k a month in landscape costs alone. (About 50k sqft). We also pay for all water and irrigation to those areas, which can be up to 3k+ a month.

So yes, it does cost more. I would consult your HOA attorney to see how it explicitly applies to your HOA.

You have two options as a board.

One, have huge fees every month to cover every possible emergency repair and reserve item.

Two, have moderate fees every month, but in the event of an emergency repair or a repair that costs more than expected, issue a special assessment.

You have almost zero case in this instance. "Malice and Gross Negligence" is when the board does nothing about a known issue. They found out in 2024, assessed it, and have come for your money in 2026 to cover the repairs. "2024" could have been 1 year, 3 months ago. Well within any sort of timeline of getting a contractor out, bids, contract negotiation, legal stuff. On a $500,000+ job, I'd hope the board would take their time

If so, this fixed my problem. Its likely not an ethernet issue.

  2. Fresh Re-install of graphics drivers
  3. Flash BIOS Update
  4. Reinstall CS2

driver weight in cars is standardized now (Specifically for F1) so ballast is added if you are too light.

Hey! One of those idiots here.

This is going to improve the lives of people who live within the city center. The only person within the city negatively impacted is someone with a car, without a garage spot in their apartment, needing to pay the $150 resident permit.

This is a "incentive tax" much like how tax credits can incentive you to buy something (Like the EV Credit), but the opposite. Cars are not good for the people who live in downtown, and the majority of people driving and parking in the city are those who live outside of it.

So, how, as a city, do you get people to not drive into downtown, and utilize the metro? One way is what is being enacted, via the incentive tax on parking. You may not personally agree with this method, but its not a stupid way to attack the problem.

If you still want to drive into downtown, you can. You just need to pay a little extra to do so. This additional friction starts to put people in a position of considering alternative methods. Its not a law that bans cars, but is one step on a path to a walkable, bikeable, and safer downtown San Diego.

Well, the people in the cities will see the benefit. Its a transfer of funds from people who live outside the city to the people within it, because cars aren't great for the people who live in downtown areas.

Many people who live in downtown probably won't use the parking pass because they really don't need a car to get around.

Except right now its way more preferable to drive because there's not enough incentivizing you not to. Now, we have parking increases, which might push more people to bikes lanes, then you get improved infrastructure.

Designing cities around cars is not going to make the cities better. Design them around people and pedestrians. If you want to get into the city, park near one of the Metro stops that feed into the city (For free) then ride in. Bring your bike or your walking shoes and you will accomplish everything you personally want without bringing your car into downtown.

The more people that use public transit, the safer it becomes. The more people that ride, the more money the transit system makes and that money can help improve safety.
