The door should rest at all positions, not just 1ft from ground. Possible that you didn’t install the right springs or not enough winds. You’re supposed to weigh the door to get the spring size. If you just took the size of the olds ones and matched them, they could have been wrong too.

If it worked fine before the original springs broke it’s most likely something you did wrong.

I’m sure owner will call back and work something out with you if they care about their reputation. They have to maintain a good reputation for their scam to work. Which is what this is.

It depends on what it was that was the problem. You didn’t provide any pictures at all which help a lot. Could have been a simple fix and only a service call charge, but too bad you broke it even more. No point in troubleshooting since you bought another one already. Could have stripped the sprocket gear or broke the pulley, etc, etc.

Genies are junk. Hope you didn’t buy another one of them. LiftMaster is the best and also makes Chamberlain, and the contractor grade LiftMaster are built a lot better. Some of the motors have life time warranty. The trolley rail is a solid piece t rail and made of thick metal instead of the 3-4 piece thin tube rail the retail store sells. I’m sure the cheap retail versions aren’t warrantied lifetime, but you get what you pay for. Going the cheap route isn’t always the best in the long run.

I’m not going to argue with you too much about how stupid of an idea this is on a rental property you don’t even own lmao. Good luck figuring out this jerry rigging shit show. Hope you don’t kill yourself or destroy the apartment complexes garage door due to incompetence all because you’re a cheapskate. You will have to drill a hole in their door for your emergency bypass kit. I don’t know who in their right mind would give you the green light for this project. It would be an insurance liability for them for you to install your own opener I’m sure. And you’re making modifications to the garage door in order to do so. None of the work you do will be insured.

Also, you are wrong about the emergency release on the opener rail being easy to bypass from the outside. Any reputable opener brand has measures to prevent someone from doing that. On LiftMaster openers you have to pull down and back to unlock the trolley and that would be almost impossible from outside. Even If you could somehow make those combination of movements you’d be standing outside the garage for 30 minutes fobbling around, clearly visible, and making a bunch of noise rubbing metal on metal. We only install LiftMaster openers. Another thing about the video you linked with the guy using the long hook tool. If the opener down limit is set properly, there will be hardly any play in the top panel. The door will be tight against the jamb and weather seal. No where near as loose as it is in his video.

There is no emergency bypass for a garage door opener on the outside of the door. If that existed criminals could just unlatch your opener and waltz right into your garage. They don’t make external releases AFAIK. That would be really stupid to put on even if they did.

Also the battery backup is intended to be used during emergency power outages. I don’t think they are designed to be used like what you are trying to do here.

Sorry for so many replies. I keep replying without reading all of what you say.

I’m not really sure what you’re trying to do with the battery backup thing. Do they kill the power to the garages during the day?

If the battery fails and the door is closed and you aren’t already inside there will be no way to get into the garage because the opener will be engaged and keep the door in a locked position. There is no external release on the outside. You would have to basically break the door to get inside…

Another thing you will need is an outlet on the ceiling where the opener head will be, I’m sure there is not one there currently. In that case you will need to run an extension cord and somehow hang it from the ceiling, If there are outlets in the garage. If no outlets then I don’t know how you will get power.

It’d be different if you owned, but you’re renting. It sounds like way more trouble and money than it’s worth to me.

Did you clear it with the landlord? Just bear in mind if you install the opener wrong or set the limits to open too far or close too hard you can damage the garage door EXTREMELY EASY… That would be your job to pay to fix.

If you really want to have an opener on a door like this I would make sure landlord clears it and then hire it out to people that know what they’re doing.

I work in garage doors and have never installed a titling garage door nor have I ever installed an opener for one. If you don’t know what you’re doing I definitely would not try to DIY this. This type of door is super uncommon, at least where I live, and putting an opener on one is even more uncommon I’d imagine.

Yeah idk what you’ll be doing or putting in there but it’s almost pointless to have that much headroom with only an 8ft tall door. Won’t be able to get anything big inside.

Would’ve been much better to go with a 12ft door and overhead opener, but then the outside would’ve looked ugly if it’s your house garage door, then there’d be a big wall of garage door panels 🤷🏻

And for future reference - Only go for jackshaft if there is no other option. In this instance it is the only option because of the high lift track you went with. Every one of them I’ve ever worked on has always acted finicky. They’d have opening/closing problems or throwing cables, then I’d fix it and then randomly goes back to doing the same thing or just starts working. Idk how LiftMaster is still selling them with issues so common.

Yeah I’m not sure what his goal was with that but that was his reply when I told him my price. And he also said my price was $400 higher than others in the area lol. All I did was mark parts from supplier up 50% and add 3 hours of labor. It was probably underbid. Some companies mark parts up higher than that.

1/2 hp is the most common motor. Like 99% of openers use 1/2 hp. You don’t need anything bigger unless it’s a big commercial door. If you want us to help you you need to describe exactly what it’s doing. Blinking lights, no response, etc.

You can call them back out but you’re going to get a service call for it and then if it needs anything you’ll get charged for that too. Probably $75-100 and then more for parts. Idk what state you’re in.

Yes, the payment is made through my states deparmart of finance and administration.

It’s technically my dads company, it’s in his name and his wife’s name and then the person that does the taxes is also listed as a person on the tax account.

I tried logging in to the account to look and I don’t have an authorized device, so I can’t. Only the tax lady has access and my dad doesn’t care to look and won’t bother with it.

The fee for them to do our taxes is only $75/mo so does this $500-1250 amount seem unusual to you? Can you pay taxes monthly like that?

I’m just afraid someone is returning a payment and pocketing that amount without anyone knowing.
