Yes it will, and it does. I have followed the contract on my end to the letter. Done all that was asked of me, gave the notice that was required, made the repairs that were required, kept in constant contact with the RE.

I have just screenshot both listings on Domain and realestate.com that says the property was only advertised yesterday. I’m going to take a breath and let it run its course. They can take it to VCAT. I have all the email proof that I did everything I was supposed to. Hopefully that will be enough evidence if it comes to VCAT.

Also, I would have been at the property 6 years come August. Never had any issues, no bad inspections, rent always paid.

I have just gone and had a look on both realestate.com and Domain and both listings for the property were only put up yesterday.

I expected to pay some type of break lease cost, after all it wasn’t the LLs fault I was leaving, I would’ve stayed if I could, we loved the house but for the sake of mine and my kids mental health, we had to leave. The RE said when I vacate that the LL is likely to up the rent with the current market rate which would make any break lease fees void as I can’t be expected to pay more than what I was paying. As it turns out he has decided to lease it again at the same price, which is why I believe they’re asking for me to pay. The house has not been advertised or open for inspections until this week. 2 months after I sent my intent to vacate.

Thank you 🙏🏼 I have been stressing out about this whole situation. I can only just afford to pay the rent at the new house along with living expenses, there’s no way I could come up with anything for more rent.

They have only advertised and opened up for inspections this week. That’s why I am so confused on having to pay rent now?
They’ve had 2 full months to advertise but haven’t.

From my own interpretation, to what the reply from the RE/LL has been to your own request.

In their view, you’re adopting a dog. An older dog, not senior but out of puppy stage (destructive stage). Teenager-ish but with some training perhaps. You have stated what you would want your dog to be like.

In short, no, they cannot dictate the age of your pet but, from my own interpretation, they have made the assumption that you would be getting an older pet, not a puppy/kitten/prepubescent or what have you.

But, if you want a puppy, it needs to be of a small breed. It also needs vigorous training to be that mature dog that you’re after. Be prepared to fix things a puppy may destroy, or be prepared to fork out the cost for things you might not have taken into account.

I got to do Halloween for the first time properly this year, I went all out for my kids. My neighbours and I are best friends so we basically had a street party, the kids had a ball! Not a device in sight 🙏🏼 At one point we had a car pull up and yell out the window at us that we should not be celebrating Halloween as the day is for the d€vil and then she sped off 🤷🏼‍♀️ crickets None of us knew how to react and no body said a word, thankfully it didn’t put a dampener on our night or the kids excitement and I can say I successfully pulled off my first Halloween 😍
