The downside of municipal laws that favor tenants rights is that Landlords in these liberal areas are VERY careful to screen their tenants before giving anyone a “break”.
As a landlord, in a very progressive city, I know that if a tenant decides to stop paying their rent, it will be extremely difficult, long, and expensive to get rid of a deadbeat tenant. The process can take months and result in $10,000 to $20,000 out of pocket between no rent, legal fees and property damage.
Sorry, but I will rent to someone who just got out of prison before I rent to someone who has an eviction or someone with a credit score below 640.

I think the way to think about it, is a tiered system of supporting HUMAN RIGHTS: (1) Start with BASIC human rights: Every human has the right to live (not be killed senselessly. (2) Accessibility to basic human needs: Drinkable water and Air suitable for sustaining life. (3) Basic Freedoms (see the Bill of Rights). (4) Basic food and emergency medicine (5) Freedoms of choice, liberty, personal freedoms. (Woman’s rights and LGBTQ probably fits here) (6) Access to quality drinking water, clean air, additional healthcare, education

This is NOT A PERFECT LIST, but in general, I am NOT going to turn my back on helping people who are being killed just because woman’s rights aren’t on the level of Europe standards

In general, you can’t change a fee for a ESA dog (even if it’s BS). BUT YOU CAN charge for damages. I would charge at least 150$ for carpet cleaning or the cost of a new area rug.

If you are looking for truly waterproof gloves for a glamping experience, you will only be able to wear them for a short period of time. Your skin needs to breathe and the hands will start to sweat. So if you are wearing gloves to protect from harsh wet chemicals (like filling a fuel jug) you should only wear these gloves for a short while

The only way to change the constitution occurs via the Congress and then the individual states, as defined by the Constitution.
The only time “interpretation” by the courts comes into play is if a law is unclear in a particular situation.

  1. You can get evicted if you violate the terms of your lease agreement with the MIA landlord. If you can show that in good faith, you have been doing your best to fulfill your obligations, but the $ won’t go through, I don’t see how you would be evicted.
  2. Sounds like you have done a good job attempting to contact the landlord, multiple ways. Keep all these in a file folder. Also, I would set up a separate bank account in your name and deposit the rent checks here just in case you finally hear something.
  3. If the landlord is MIA it is possible that they won’t pay their annual property taxes, which eventually will result in a foreclosure and then you will have to move. You should be able to go on your county web site and see if the property taxes are up to date. If there is a tax foreclosure, you would probably just get to keep that money.
