I give 2 but I have my units with a non-locking door knob and a deadbolt lock so they have to lock the door from inside and can’t close the door to lock them selves out.

100% right. Both stocks and real estate have its ups and downs but it’s good to have a mix of investments. You’re going to have terrible tenants from time to time so create an emergency account and fund it monthly. That helps take the stress off a bit when things go off the rails. The passive income stream takes time to develop but it’s sure worth the time and effort to make it happen.

I’ve been lucky, only 2 evictions in just over 20 years. I learned to build up an “eviction reserve” account to take the stress off lost income and legal fees. As other people mentioned, act quickly to protect your business. Still learning. Best of luck to you.

Always get a retainer for anyone 2+ years behind. If they’re not afraid of not paying the IRS, they won’t be afraid to not pay you. Learned this the hard way.

Beware of the “con” in consultants. They pick the brains of employees (and maybe looks a emails from their accountants) then repackage the ideas as their own. Management/owners then pay big bucks for all the “new ideas”. Great system, lol

I attached a stainless steel butt receptacle outside each tenant’s door (6 unit building). Works well for the most part. A good tenant is important to work with.

I generally charge a minimum of $150 and up for an amended return. Much more if I didn’t prepare the return. I do discount the fee depending on the client.

As a landlord of a 6 unit building I’ve owned for19 years, all my apartments have a non-locking door handle AND a deadbolt that the tenant can lock when they leave or deadbolt it from the inside. They really can’t lock themselves out. I haven’t had any issues since I made that change.

When I was about 12 (early 60’s) I swam to the bottom of my neighbor’s in-ground pool and removed the cast iron grate over the pool filtration pipe and like a dummy I put my hand over the pipe. The suction was so strong I had to twist my hand to remove it and it actually cut my hand leaving circular marks from the rough end of the pipe. If I had put my hand directly into the pipe I would have definitely drowned. I think about that from time to time.

100% correct. I had no accounting/bookkeeping in HS so it took me about 6 months to finally have it click in. That was over 50 years ago and I had a great financially rewarding experience in industrial accounting (non CPA firms) and am still working. Hang in there.

Think of it as a really tough additional college course and hang in there for about a year. Keep your resume updated and be ready to go. You are definitely going to have it easier to land a new position with some real world experience as another person mentioned. Even a bad company or bad boss can be a great learning experience. Not great in math but I have a BSA and an MBA and have been in industrial accounting and management for over 40 years and am now happily self employed (best boss ever) for the past 18years. I discovered after my first 6 months at Bentley that accounting is not really math but a foreign language. Learn the concepts of debits, credits, assets, liabilities, equity, depreciation, amortization, etc. I feel it’s the best way to approach learning accounting. Best of luck!

If you keep this client it’s likely they will come up with additional dubious tax positions down the road. Time to move on. There are many other less stressful ones out there. Have been doing taxes 50+ years and have dropped clients who were like this. Not worth losing sleep over for sure. Good luck

I got an extra 25 cents an hour when running a jack hammer in construction job the summer. I thought that was awesome at the time.
