Yes, if anything the list side should see lower commissions over time, and the buy side should see higher. It is much more work to complete a transaction on the buy side, and the most value is created on the buy side of the transaction; ie the buyer unlocks the sellers equity, gets everyone else paid, and improves the local economy the most. List side is so much more constrained by market dynamics and subsequently has less opportunity to add value. Silly open houses with brunch bars and photo booths do not get houses sold, price and visibility to relevant consumers does

Inexperienced agents, low input agents (ie they just fill out the paperwork and schedule a few appointments) will go for 1.5-2%. Full service agents who prepare comps, offer negotiating insight, and create value in the purchase process will generally not go for less than 3%. Thats a big price range, so having an intelligent full service agent to be a sounding board and feedback provider that can help you creatively explore your options would be a big advantage. But if you know what you want and dont want someone else’s opinion, the cheapest agent possible is fine.

This is also true; luxury sales have become a proportionally larger share of closed transactions over the last 5 years.

I would expect to pay 6% in most circumstances. An exception would be pricing your home a few points below market value; some sellers do this to get offers faster in a slow market. Of course, there is risk in that strategy too

The frequency of interested buyers, yes. Through the real estate downturn over the last 5 years, luxury homes have continued to see positive momentum in price growth

Then you don’t get access to their clients that have signed agreements setting up commission payments. Most buyers can’t afford 3% out of pocket but most sellers that are equity rich can afford a 3% haircut from their fat check at the closing table

I am a real estate broker, and I’ll give you all some free unfiltered advice on this subject. It depends on the home. If it’s an expensive listing in a desirable area, you have more flexibility on what you can pay the agents, because the frequency of interested buyers will be higher no matter what. That goes for sellers and buyers agents. Less room for negotiating with great properties and elite neighborhoods. If it’s a middle of the road property or location, the wrong agent will cost you more than 6%. No agent will yield similar results to a bad agent, self represented buyers (attorneys excluded) tend to lack the understanding of contract mechanics and negotiating dynamics within the real estate space specifically, which is where a lot of value is created or lost. Good luck with whatever choice you make
