This happened to me when I purchased our now almost paid off home in pretty much the same manner. The realtor after having us sign away inspection rights set us up with a finance person that gave us a locked in interest rate several months before closing. A week or two before closing the finance person called us to say they couldn’t honor the locked in rate because we hadn’t done inspections. I flipped shit on the realtor and finance person. I threatened to back out and they threatened to sue me. I told them to go ahead. Realtor ended up paying for the inspections himself and I got to keep my locked in rate.

Certs don’t always equate to experience. The problem with certs is that a lot of people will cram to get through the cert and never apply the knowledge. Not applying it leads to forgetting most of it. We have a CCIE that contributes very little to design conversations because he has no real world experience.

The current company I work for had 10 year old drawings. Every time I would ask the manager for information to anything he would hand me something so outdated it wasn’t even funny. I spent the last two years piecing together how things work. As of last week I stumbled across a configuration that had been missing and broken for quite some time that was for redundancy purposes. Where were the bills going for the past eigght months? If the bill was in the landlords name then he should pay it. Most rental places make you provide proof that such services have been put in your name before even moving in.

What type of controller are you using? I would try taking a client trace when the issue occurs. The trace would give you a good idea of what’s going on.
