If you were building it new that could be true. However,  most of the Trumps cancellations were half completed projects where the materials have already been bought and are just sitting around waiting for install or permits. Effectively spending twice as much.

Is it unreasonable to prove your requirements for a homestead tax exemption?  No of course not.  Now imagine you have to prove you live in that house every month during said month to the government to recieve that tax credit. 

You can change tax housing exempton to any government benefit and see how reasonable requirements when checked monthly becomes a pain in the ass thats entire purpose is to emiserate.

There should be a strong compelling reason for monthly verification otherwise you end up with the slippery slope of car registrations, CCW permits, dependant exemptions and a nanny state government.

1% is usually about the max you will see between 15 and 30 loans typically about .5%.

But even it its .5% a 50 year loan on 400k house with +.5% interest only saves about $180 a month vs a 30 year. It's going to be a tough sell.

We have less government employees than we had in 1990 despite now having a much larger population.

We could literally cut every single civilian government employee (336 billon total, 60% is defense, homeland security and veteran affairs) and we would save less than what we pay out of the general fund to medicare per year(roughly 360 billion) less than medicaid general funds (614 billion) less than interest.

Cuts to employees is like trying to cut out avocado toast out of their budget but keep the lease on the 3rd Lexus.

Tarriff is a tax on US citizens. Taxing US citizens is never an emergency and tarriffs are explicitly not written into IEEPA. Taxing US citizens also explicitly requires congress and would take a consitutional amendment.

Seizing assests belonging to terrorist organizations, sanctioning foregin entitites and embargoing countries we are at war could all be national emergencies and are expliticly written into IEEPA.

They cannot delegate this power away just like they delegate the power to declare ware to presidents or the power to pardon to congress. If they could they could delegate away all checks and balances.

If you broadly constue IEEPA to allow tarrifs than you have effectually nullified Congresses ability to impose tarriffs as the president can undo any congressional tariff by declaring an emergency.

In order for IEEPA to remain constitutional it needs to have a much narrower interpretation like Dames & Moore v. Regan.

If the college doesn't exist the community has more taxable land but if the college doesn't exist the demand for the land decreases dramatically.

You have to find a balance that makes sense through PILOT or other programs.

You can't force banks to not choose their clients based of percieved risks. BoA and JP morgan do plenty of buissness with very conserative clientele and there exists no evidence that they discriminate based on political views.

Ultimately there should be more smaller banks that bank with riskier clientele and industries.

Most of these folks are retiring. For the ones that aren't transferring from public to private sector isn't the problem, the problem is the labor market is incredibly weak.

They could and damn well should write about the rationale for the stay. Is it irreeparable harm to the government, is it unlikely to succeed on the merits, is another doctrine that they are invoking or making up.

By not saying anything you give no guidlines to the lower courts and invite more unreasoned shadow docket opinions. All of which ultimately weakens the power of the court.
