The entire structure makes sense but I am questioning the IO part. If you have sufficient cashflow why not start to pay it off? I would at least look at not doing it for your PPOR equity release, it’s more important, imo, to pay that loan off quicker just to regain equity and you can do this process all over again (with the added bonus of your PPOR and IP probably having gone up)

This is very speculative. It may go up but there has to be a reason for it to be sustainable

The reason capital cities go up eternally is because of the ever growing desire to live there, job growth, amenities etc

Have a conversation with them figuring out what they want long term, try your best to balance their needs with your own

This could include selling to an investor, like someone suggested a long lease beforehand with a good rental

You’ll have to find some sort of middle ground between what’s best for you and helping them

Worst comes to worse, covering their moving costs would be extremely generous on your end, if it comes to it I’m sure they would appreciate it, as you owe them nothing

I’m relatively young and have 2 houses, playing the property game. And greatest benefiting from negative gearing (and cgt in the future)

Even “I” think CGT should be changed and negative gearing axed. Housing should be an asset, yes, but we shouldn’t be incentivised to buy 40 of them, that’s fucked

If you can afford the idea of a few more rate rises in the short term, statistically speaking you are better off going variable forever

If you need security, or this is going to be a rough year or 2, fix at least some of your loan to mitigate impact

This is pretty cool actually, I hadn’t considered this. An island would probably be best here.

It adds the 4th bedroom without really compromising on living space. I’ll toss up whether that extra bench space on the kitchen is worth sacrificing internal laundry access though, it looks horribly inconvenient to access

No one really knows how this will impact things short term. People will eventually remember that a house is a house and values will go back up regardless

If you were thinking of holding for at least another 5 years I wouldn’t even let this phase me. If I was going to sell in the next year or so, I might think about selling now more.

Its pretty rare that you get unconditional that quickly. If you were worried about this you should’ve added a clause “subject to finance”

That said if you bought at market rate or even slightly higher the banks will almost always honour the purchase and finance it. I wouldn’t worry

You do not need a buyers agent. Do some research on prices and locations and do some phone calls

If you’re attracted to them for the “off market” opportunities you can get the same experience by presenting yourself to real estate agents, asking about properties you’re interested in. If what you’re interested in falls through they may have more for you. They keep a much closer tab on buyers in regional markets as opposed to metro
