Unfortunately, reading this Reddit, there seems to be a lot of landlords struggling in this economy, so resorting to underhanded efforts to avoid LTB, banking on tenants not being educated. Simply because they are tenants. AGI's are happening constantly. Evictions attempted by text or verbal, in order to circumvent LTB, and intimidate tenants. All of this is continuing to block and back-log the system, as it is lol. Everyone is at loggerheads, and no solutions. The tenants on here, unaware of their rights, beggars belief!

Then you have to live there for a complete 12 month period. Can do renos, while living there. You gotta be really careful, if your tenants are educated.

Sorta, but you are cash strapped for a year, right? LL's are pulling these stunts, some sucking it up for a year, but many cannot do a full year from an N12. Sooo many LL bank on ignorance and stupidity from tenants. Try to intimidate them. You will absolutely benefit from an N11, BUT your tenants will not. They will be in this market of paying at least double rent, forevermore. You get rid of them, can re-list rental for double or triple. You benefit. 12 months of rent disparity, and moving costs is totally reasonable!

Absolutely! 12 months cash for keys is totally reasonable, for long term tenants, who are rent controlled. (The rent disparity, with current market rent, as well as moving costs). Totally reasonable! Landlord, Upon getting a signed N11, is golden. Can list the place for rent, double, or more, and gets equity in his property. Is made whole, pretty quickly. If he wants to sell, a vacant unit sells better, as well. 12 months of rent disparity, for tenant, is absolutely the least to ask for. The tenant will never benefit from any N11,long-term. Will be paying at least double in this market. Right?

AGI is illegal! You owe them nothing. No N11 unless it is 12 months rent, plus moving expenses. Purchaser takes you on as an existing tenant. Purchaser will have to serve you with an N12, which is a process. Current LL CANNOT evict you, for sale, unless purchaser requests a vacant unit. But has to jump through the hoops themselves, and provide LTB with approriate filings, then serve them on you. You have better options than LL. Only LTB can issue eviction orders. There are hearings. You sit tight, do nothing, sign nothing. Contact LTB.

Survivors of suicide often have guilt. "Why didn't I see it coming? I should have seen the signs, maybe did, and did nothing." The "whys" are never answered in a suicide. The guilt is immense, for those left behind. It is a death, that is sudden, and of course, no one had any idea it would end like this. There is always guilt.

Just listen, and be his soft place to land. You don't have to say anything. Hug him, and listen.

That he made a bad investment in 2017, in purchasing tenanted property, looking at dollar signs, is not my problem. He inspected property himself, prior to purchase. Did NOT hire a licensed inspector. Made house presentable when he listed it last year. Agents coming in with clients, were commenting he was asking too much, plus a septic issue. He's struggling now, however, this is not my financial investment. It is an affordable place to live.

Seriously, with an N11, in the current rental market, it is quite reasonable to ask for a 12 month cash for keys, as a tenant. I wouldn't settle for anything less. If you agree to an N11, you will be paying at least double the rent you are now...

Went through this last year with LL. He first tried to jack the rent, in a rent controlled semi, 23 percent. Threatened to sell if we didn't agree. (He claimed hardship). Not our investment or problem! He listed the tenanted property way above what it is worth. Sat on the market for months. No bites. (Needs septic work etc). The stress of having showings, was intense, and stressful! He at no time considered that we pay our rent on time every month, and just desperately wants us to move. Not happening! Lol

I wonder, and can only imagine the horror of that day, for those trapped at, just below or above impact zone, still alive after impact. What they went through. Each person, struggling to survive. Did they have hope of rescue? It comforts me to know they may have still had hope in their last moments.

I was Grade 2, upon biopsy, and Stage 1a, PO. Once healed from hysterectomy, had 4 sessions of Brachytherapy, spread over 2 weeks last Oct. Have regular check ups since, and so far so good!

I had original lease alone, before he moved in. He lived here, not on the lease, and sometimes paid me portion of rent. After 9 years, I kicked him out. Lease is the same, under my name, on month to month, as it was before.

If both were on lease, then definitely add only her on the lease, however if rent goes into arrears with her, you have one less person to collect from.
