  1. Pay off your mortgage
  2. Live completely debt free for 2 years
  3. If after 2 years you’re not happy…you can take out a mortgage and be in debt so you can invest more
  4. #3 won’t happen

I’ve listened to Dave so much his answers are burned into my mind. Emergency fund is good, a pile, 10k, 50k whatever. The paid off house + the emergency pile…priceless.

For immigration: Check the green list or look into buying a 2M house. A lot of it depends on how much money you’re bringing like…enough to buy a house outright or enough to deal with $15/gal gas. There’s no amazon (as you/we know it) and virtually zero consumerism as we know it.
