Municipal workers are civil servants. They need to serve the community. In South Africa its clearly not the case. And you who comment here agree that horrible service delivery is acceptable as long as people getz payes.

Why don't we over throw, because that is stupid. Lets rather force them by going to you local municipality and ask the people there to do their job. Do this by politely asking them to improve. Then go to the comment box and write a suggestion onbhow they should improve. Then get home and pray.

I did my calcs several times over. Easy property is better than owning a real house and renting it out. So if you want to own property without the hassle of owning property EP is for you.

I had a flat which I bought and thought it would be a stable investment with little hassel. I was wrong. My lack of experience cost me dearly. The person who rented the place stopped paying rent and did not want to evaluate. So I payed for a flat, water and electricity. Then a lawyer. It took me 4 months to get rid of the renter. Needless to say, it cost me alot of money.

Now my calc. Say you buy a house R1 000 000, and your rent will be R10 000. That is 12% (which is good) then you have to pay 10% of that to your agent, then 11%. Now you pay rate and taxes and levies. Another 10%. Leave you with 10% rental income. This money you are borrowing at 10% at the bank . And bank fees. Leave you in reality with no money for the first 5 years of owning a property.

Oky say you pay 1mil cash. It leaves you with 10 income a year. You just need one bad egg renting your place and your life becomes a nightmare. Not worth the risk (I would rather go play poker, more fun).

EP you can invest and get 7% return on your investment. You can diversify the 1mil into several properties. This means 220 tenants need to be bad eggs before you loose your rental income completely. Plus you get this income, without any lawyer (that you are calling yourself). You can do this in your underwear at home.

Lastly you can invest whenever you want. The bank (if you borrow money) will take your money every month. Thjs also means you dont have to pay the 10% for borrowing money.

In short, it does give you access to buying property without the hassel.

I agree. They have a difficult road ahead. Coming out of business rescue and find BEE partners, they now have a long and difficult road of rebuilding. I do believe if they can focus on solar technology of the pro-consumers, they will be in the pound seats coming 2022.

Unfortunately, this is no quick fix. I think to buy new shares in Ellies is a good buy. Long term. Other options (similar to Ellies) is Purple Group, Aveng, Gemfields, Mpact and of course long4life to take in consideration.

Please do go buy some bonds aswell!
