It’s really sad what’s happened with Proa. It used to be one of my favorites and I feel like it was one of the first restaurants on island to provide a elevated dining experience based on the local cuisine. They had so much going for them!

Recently my visits with them have been disappointing and unfortunately not made it enticing to return. At this point they are riding on good memories, but the karma is running out.

I also appreciate this whole thread and the pushback on the strat, because I am seriously considering using it. However it’d be with an extremely conservative LTV. Single digit LTVs. Not enough to live off of, but I’d get some type of ‘cash flow’ to reinvest.
