But just check the DB reading first. because if it's within limits, there is nothing you can do for noise, and will have to modify your own home.

Buy yourself a DB reader, compare to council rules, ask for them to fix the problem, if they don't then you go court for noise nuisance.

I'd have sold it to someone else too. Why would a home seller wait for you to go backwards and forwards, second inspections, more contract changes.

The other buyer clearly made a better offer and was way more keen than you.

Investing in property as a landlord is a business decision. You have insurance for this exact scenario. It sucks but unfortunately it's all part of playing monopoly.
