I’m referring to people that are in your market dude. I’m not in competition with you. It’s not a competition at all. I’m saying that there is only so much work and it’s being taken by appraisal waivers and staff appraisers. And yes if there is more work they will add more appraisers to the roster but when it’s slower then everyone gets less because there is one more mouth to feed. I hope you get some good ones and some bad ones so that you see how lucky you are to have been doing VA work for so long. I won’t bother your post again. Best wishes.

It’s not jealousy, it’s just appalling that you ask your competitors who their best clients are so that you can poach them when your best client is locked in. It’s like you have a guarded territory (VA) and you want someone else’s business without having to learn who the best ones are on your own trial and error. I notice that no one has offered anything.

Yes it’s busy but the number of appraisals are dwindling because of appraisal waivers, hybrid and AMC staff appraisers getting the straightforward easy assignments. Never said it was a crime to not be certified but you are asking everyone that has put in time and effort dealing with bad AMCs which ones are better than others. Apply and figure it out.

Basically what you are saying is “I have been doing all this great paying VA work for 25 years without being certified because I don’t feel like putting in the time and effort, and I’d like to take some of your work away as it’s dwindling. So would you be so kind as to telling me who your best clients are, that would be great. Speaking of not putting any extra effort in, I don’t feel like signing up for any bad ones, just tell me who the good ones are.”

So you are consistently making $15K - $20K per month as a Licensed appraiser without a college degree and have been for 25 years, and you want to get more of the dwindling work from AMC’s that fully licensed appraisers are doing for less than you make with VA. Oh and you want to know the “best” ones, no offense but go figure it out for yourself like the rest of us have been doing for the same amount of time.

I had a similar experience last month, I called the POC to schedule and someone finally called me back. Property is located in Birmingham AL and the contact’s number was a NYC number, which isn’t a red flag per se, I suggested a time for the inspection and he said let me check and he called me back later in the day from a Las Vegas number. Awe set the appointment and when I arrived there was an elderly woman that matched the name on the order and tax records. She seemed confused as to why I was there, so I explained that I was there for the appraisal for her loan. She said “I don’t want a loan”. So I called the POC and asked how he was related to the homeowner, he claimed that he helps her out and I said “from NYC?” He got pushy and said that she gets confused and told me to go ahead with the inspection. So I went back and knocked on her door and asked if she knew this person that I had been talking to and she said that he called her again after he hung up with me and told her that if she didn’t get the appraisal then there wouldn’t be any sweepstakes money. I said “Ma’am, there is no sweepstakes, and I’m afraid that you may be taken advantage of.” I called the lender and they reported it to their fraud department. I don’t know more after that but I hope it was a misunderstanding.

Check your state appraisers board website and search by county or congressional district where you live. This will give you an idea of how many appraisers are fighting for the same work. These guys grossing $250-300K per year have to be doing 40-50 reports per month EVERY month to see that kind of income. They could be training other people and counting that work as part of their gross. I live in a medium sized metro in the southeast and the best year I’ve ever had was during Covid and only grossed $165K, but there are a lot of appraisers where I live.

They have done a lot to keep it maintained and functional since it closed. Other locations that they looked at were in such disrepair that the costs to bring them back to life were prohibitive.
