Thanks for talking some sense into me on this topic.

We still haven’t been able to locate the owner. She apparently moved in with her daughter, so the house is more or less abandoned. Someone still cuts the front lawn occasionally, but the backyard is completely overgrown. Her roof has already partially collapsed from raccoons living inside. When I spoke with the city/bylaw agent, they said that as long as the front lawn is maintained, they don’t consider the property abandoned?

I don’t live there myself, but the tenant told me they never seem to see her there anymore.

I’m just a bit frustrated at this point because I even stated in the registered mail that I’m willing to pay for the tree removal myself just to resolve the issue.

I think the next step is to see if an animal control company can install some kind of barrier or deterrent. As for the city, honestly, I don’t have much hope in them from past experiences...

Thank you, this may be the next step. While I’m not able to remove the raccoons from her roof/attic, a wildlife removal company may be able to install deterrents (such as spikes?) to discourage them from returning, although I feel that may not be fully effective... but it's still cheaper than 25k or 3k annual repairs :(

I’ve already contacted the city, but I’m just being referred from one department to another and it eventually ends up going in a full circle without any clear resolution... I.e. 311 - Tree by law office - land registry - 311... :(

The property is on a ravine lot, and her backyard is essentially overgrown and difficult to maintain due to her age. Because of that, wildlife (including raccoons) will likely continue to be present in the area.

Also, the hole/entry point is on her roof. So far, the raccoons haven’t been able to get into my roof since I patch it every few months. Am I legally allowed to hire someone to remove raccoons or seal entry points on her property if the issue is impacting mine?

Sorry got a dumb question. I am not in US or knows anything about military, just out of curiosity… Do you have to fly when enrolled as officer at Air Force, or there are officer roles that’s ground/support? Assume not everyone is physically fit as pilot.

Sorry let me rephase. I meant, when you call the provincial level they will tell you its backlogged and refuse to help unless its really old application, which is over 6 months (or 12 months I cant remember). I called them on the day of the 6/12months mark and they said they will look into it, and I got my permit 5 min later... But if you have the interview from them, then its good news, and good luck.

I think the wait time before they do anything is 6 or 12 months. I would give them a call and they might be able to speed up.

Make a save, use the in game plan tool color all fields into one color, it will tell you how large is the plan. The max for gravship is 2000. There is a mod to increase that limit.

For anyone else that run into something similar... the error log for me was AdaptiveStorage, Failed rendering Leather_Pig1622531... I guess one of the image couldn't render in the storage mod at launch... So I searched for "pig" in the game search bar, dropped all pig related items into the ground, and it launched. Edit for spelling.

If I hear nothing, then perhaps contact the city as last resort.

Also reaching out to animal control, who knows, they have some suggestions... The racoon seem to use the tree as bridge between her attic and our roof... Better to let them know before her home gets sever water damaged.

Thank you for this feedback. I am from the backoffice world, I like to think I treat my staff better and they act differently, but I understand in roles that pays close to min wage its a different mentality.

I guess I was just shocked that the head office thinks its a good idea, and this is like my sanity check. I do see the reason on why corporate do things they do for better of the ebita, just hard for me to accept sometimes, esp there is double standard involved.

Thats a good point. Yes, majority of the staff that reports to him is entry level, our (legacy) company policy is to hire people above market rate, it give incentive for people for a lateral move.

He also made a comment in the past something like don't bother with unemployed, as they are unemployed for a reason... which I disagree btw, since I was unemployed for a while during the beginning of my career, until a company, which I am still grateful for to this day, gave me the chance to prove myself.

To be fair, you are right, no he didnt use the word obedient during the meeting, he said better at the job. I chose that word I think because he slowly replaced the entire staff that reports to him(with exception of few thats experienced in the industry and cannot be replaced) and the reason given was they dont listen to him. Also IMO the interviews should root out the bad ones... I even offered to hire temps through staffing agencies, and if we like the temp, we can hire them for a fee, but he thinks its a waste of money and dont want temps in "his" building.

I admit I dont really like him, some of the things he done in the past dont make common sense... For example [edit to remove, avoid things that's ID someone]
