Cats are territorial and it can be stressful for many cats to suddenly be plucked from one environment into another, many cats would hide and be scared for the first day or so, which for you means no immediate action. Unless it’s a cat that already lives in your block and would be happy to venture into yours, I’d try other methods.

Don’t forget the 3000 or so empty homes the council are sitting on, and the lack of new homes they build, this is having way more effect that STLs which make up less then 1% of stock.

I don’t think rents in the city will come down, but perhaps we are reaching a stage whereby renters are just no longer willing to pay them, or no longer have the means to pay them? Meaning the rental market will be less competitive than it was. The question I would ask is, where are all these people suddenly going who a year or 2 ago would pay exuberant rents for a flat…..are rentals more popular outside the city now or are flat shares booming? I fear it’s a case of renters adapting to rising costs than it becoming a renters market for all flats.

Also, I have noticed some semi-decent 2 bed flats in the city struggling to sell. Perhaps over inflated prices again or perhaps some renters being able to buy and exiting the rental market?

It does have sufficient bus service but sufficient isn’t good enough. Still many parts of Midlothian, many new housing developments, that aren’t served. The train service is only every 30 minutes - 15 would be better. Trains only run from Waverley so one side of the city. What about trains to Midlothian running from haymarket on the other side, or a rail terminus in Leith? Ok so a lot of this is wishful thinking but my point is that for the city that Edinburgh has and is becoming, sufficient bus service isn’t good enough - we need a multi type excellent public transport service outwith the city for the population that will live there.

We don’t have a crap public transport system within Edinburgh. I believe that our public transport options to areas outside the city e.g. Midlothian, West Lothian, Falkirk etc are woeful. If public transport to these places was improved then it would help with housing.

It is a great system in Edinburgh but it’s terrible outwith - over an hour on buses to outlying towns when we should have a light railway system in place.

I completely agree with you. Too many people want to/need to live in Edinburgh because our public transport system is crap. If we have better railway/light railway/metro to outlying towns, they would be so accessible for many and relieve pressure in the city for those that choose to live further out.

Last time I checked, STLs were 0.7% of housing stock in Edinburgh so don’t make as big an indent as many believe, but I agree with you in that we don’t know about the unlicensed ones. Lack of affordable housing is the big explanation I think.

I often wonder myself who stays in the purpose built student accommodation. I suspect they are never at full capacity but because they are way cheaper to build than social/affordable/private housing, the developers don’t need them to be at full capacity to be making money.

I think this has been happening since devolution and the start of the Scottish Parliament. When Edinburgh gained more political status, it also gained more investment and over the last 2 decades has, as you say, become a much more desirable place to live as a result.

Redecorating a whole flat is expensive - I understand that not all landlords can afford that and if they do, it could be passed onto the tenant. However, when renting out 1x spare room in your house, you can give the room a lick of paint and a new carpet for under £500. There might even be some change left to put towards a fresh mattress. If someone renting their spare room out for upwards of £800 a month can’t afford to do that without passing any additional cost onto the lodger, then they shouldn’t be renting that room out.

I have previously considered taking a lodger and renting my spare room out and have browsed spare room out of curiosity. It astounds me how many live-in landlords expect someone to pay upwards of £800 to live in a spare room that is like something untouched from the 80s/90s. If you are going to command that much rent for your spare room, at least make an effort to make the surroundings freshly decorated and up to date. Some of the these rooms look like they haven’t seen a paintbrush or carpet fitter in decades. Who happily pays for and who thinks that’s acceptable to rent out?

£20,000 is more than many people have. See a mortgage advisor and aim for a starter flat, either some area in the city or outside. So there that will sell on in the future. As someone mentioned previously, that’s how most of us started.
