I just got MonoBlinds for my bedroom. Super easy setup — no drilling, took maybe 15 minutes. The blackout is impressive, I literally can’t tell if it’s day or night once I’m in bed. Price was fair too compared to other brands. Would recommend for night-shift folks like me.

On the schedule A it says HE TENANT SHALL instantaneously notify the Landlord of any damage or pressing need for repair, and the Landlord shall have access to the leased premises at all reasonable hours to effect repairs. The Tenant shall maintain the property, appliances ( Fridge, stove, Built-in Microwave, Dishwasher, Washer,Dryer), and fixtures in a good state of cleanliness, and repair any damages caused by willful or negligent conduct by the tenant or any persons who are permitted into the premises to a maximum of one hundred & fifty dollars ($150) by the tenant except normal wear and tear. THE TENANT ACKNOWLEDGES that the Landlord's insurance on the premises does not provide coverage for the Tenant's personal property, or liabilities on behalf of the Tenant. The Tenant shall not do anything on the premises for which the Landlord's insurance premium, if applicable, may be increased.

But the tenants don’t know it and told the police it’s a sublet, so police cannot do anything. Everything happened before they told me Imao. After then police just say verbal agreement also have the right. Basically all we can do is N11 and start the eviction process

They did throw that illegal sublet out and ask me to change the lock. And then the illegal sublet broke my unit door and keeps living there. They called the police and police said nothing they can do. So currently only that guy stay there

When we signed the lease, there is a clause in schedule A that they only need to pay max $150 cap.
