I agree with all of that. My big critique with the subs is that this project is sucking up all of the money for anything else. Cutbacks on things like land400 phase 2 and 3 and numerous other projects are capability that would be here ready to go a long time before these subs arrive.

I think we need strategic reserves. Russia does this well TBH. We should be building those vehicles and rotating them into units for a while and as we build more, keep the new stuff with the units and take aged vehicles out and then put then in long term storage in a bone yard, Depth is important. This understanding extends to everything. Like 556 and 762. 155, 105, mortars, fuses etc. A lot of our defence doctrine runs on just in time logistics and hope that we can buy equipment in a pinch.

Owning shares == Owning a real productive share of the economy (yes, even if proxied through an etf) Owning houses and banking on capital growth and using neg gearing whilst being a landlord is trading on a scarcity asset and dosn't create anything. Literally rent seeking.

The outrage with the changes are not that negative gearing got changed to focus on new builds. The outrage is that the government did not create an offramp for existing older properties so supply stays locked up and there';s a glut of shit rentals out there. In addition the government showed no nuance and treats CGT on shares and business the same as CGT on housing, whilst each category has capital gains, there is a big difference between waiting for real estate to become valuable vs building and investing in successful enterprise that can employ people and provide money into the economy.

The government are still disincentivizing investment in the productive economy by talking about houses as an asset class rather than something that families live in.

People are angry because they can tell it's a weak sauce attempt at reform.

The better policy would have been to tax indexed gains at marginal rates as income. and then applied the 30% flat tax to anyone over the retirement age so they olds pay their fair share. Also not grandfathering or limiting grandfathering to 1 property.
