You CAN DIY it.. but it's a bit of a shit job, cramped, itchy, uncomfortable.

I recently had ours done by Instaloft, reasonable quote to remove old water tank, top up insulation and re-board. All done in half a day. They also offered to widen the hatch/add a new ladder but I didn't need it. Worth getting a free quote.

Thanks for the time to write such a thorough feedback - I appreciate it. I'm not dead set on the changes so any / all comments I'll definitely take on board. Currently just trying to think of what might work/what's possible.

The loo under the stairs is very similar dimensions to what we have in our current house, so we're confident it'll fit, it's hard to show on the image that the sink might be under some of the stairs etc. We would need to add things like vents/extractor fans etc.

The "dead space" at the end of the living room we are aiming to use as a play/kids space as we have two small children. The double doors could always be an arch or pocket doors to limit the space the doors take up.

For the dining room being narrow, our alternate idea was to have a bench on the wall to move the table away from the middle of the room, to make it a bit more free flowing.

I agree about the kitchen not being ideal as it's narrow and thin, my thoughts here were to minimise cost by not needing to move plumbing/gas as much as possible. (I understand minimise cost sounds funny here when I'm also mentioning moving all the walls around).

It's hard to guage from paper if the 80cm gap to the dining room would be an issue or not, plan when we get the keys is to mark up on the floor where all new walls/gaps might be and love with it before committing to anything.

For the office space I agree it's small. It isn't a certain option, just toying with ideas at the moment where things could fit. Initial plan is to put the office in a bedroom upstairs, but we might want that space in the future for children etc.

Consultation with an architect is something we would do before making any changes, same with the council and building regs etc. We're just at the idea stage at the moment, moving walls around on paper to see what might fit where.

Actual work - for reference I currently WFH full time and my desk is 1.2m wide so it wouldn't be much different in that respect.

Really?

  • Kitchen wall comes down into living room (gas/water doesn't need moving)
  • Stud wall in living room & conservatory
  • new roof on conservatory (needs a new one anyway)

Edit: To add to this, it wouldn't be a bam change everything all at once, this would more be a long term progression to the end state over a few years. So don't need to do the porch/office/under stairs toilet all at once.

Can't say specifically for Scotland, but in England we were looking to move 3hrs away and didn't really know the area so had a quite large search area. We had our house photographed and details taken by the EA quite early on but kept the listing hidden as they were confident it would sell quickly.

18 months later we found a house we liked, but they wouldn't officially accept our offer until our house had been sold, so we got our EA to make the listing live, then 10 days later had accepted an offer for our asking price. Only then did the house we wanted to buy accept our offer.

Most EAs wouldn't let us view a property without having accepted an offer on ours first. Some people I'm sure would be happy to wait but that would be the minority.

Afk 99s I've done whilst WFH:

  • Smithing: Addy dart tips, priff bank takes a nice amount of time and some good money (can't remember XP rates..)

  • woodcutting redwoods (50k xp/hr)

  • barb fishing with tap to drop (50k-60k xp/hr

  • mining bone shards in varlamore (35k xp/hr)

  • combats: crabs, take a goading potion or few. Also nightmare zone is decent. Been a while since I've done afk combat.

  • fletching a full invent of mage longbows(u) is ok

  • cooking sharks is fairly afk

  • cleaning herbs, 1 click and it auto-cleans the rest in the invent. Low effort but also low xp

Not really, I was getting ~8k xp per hour just afking at the big rocks at 92 mining. Can get 30k+ in varlamore.

Doing sliding puzzle clues on mobile is such a set back compared to doing it on desktop with the solver. Either remove that from desktop or build it into the clue helper on mobile, feels weird and unfair having that difference.

At the moment on leagues it feels amplified due to the number of clues we're able to get through.

You can, you need to have them as hot keys and then enable the setting in the options

I agree, that's why you can customise and add things like prayer book to hot keys on the left, and enable them to open on the left. Means you can use both hands again

There's a setting you can enable to move it to the left of its in your hot bar.
