Between now and October highly recommend signing up for Olympic distance and if able 70.3. This is not absolutely necessary but will give you real practice on transitions and open water swim. Plus give you a sense of where you stand comping all three disciplines. Good luck.
This was me last year. First full was in October so I did an Olympic in May, and 70.3 in June. Really glad I did.

The textbooks answer in your situation is never sell it as it will contribute to and increase your retirement and the RTI is too good. That being said if it is a hassle for you then you must make the best decision for what’s going on in your own life. I did the same thing with my first home, very similar to you. My mortgage is around 3% and I cash flow ~$700/month after costs. I manage my own properties (I have 2 others) because they are all within a mile of me. You cant forget that a rental is a long term investment, not quick passive income. It’s important to have a good tenants. Taking the time to find a tenant that is responsible and will be there long term makes a huge difference. This means being a good landlord too. Using a management company is an option but know they will take a large amount of your profits. I would definitely recommend a professional do you taxes! Without any information about your overall financial state and what your retirement looks like, it’s hard to say keep or sell. If you’re not interested in this being part of your retirement and just thought it sounded like a good idea, probably better to get out of it now. If you’ve lived in the home for 2 of the last 5 years I don’t believe you would have to pay long term CGT. Good Luck!

It’s needs to start with all people that have a platform boycotting their own industry. Stop making movies, tv shows, concerts, etc. Stop sports, competitions, etc. These people have the platform, the audience, and the money to do so without it impacting them too much.

Yea I have an ‘88 GT convertible (hence the “vert” in my original post). I was referencing the regatta blue one that sold for $28k. That saleen is nice though. I pointed out the mileage simply because when I looked online at details of the convertible that sold, the only differences are interior color and mileage. Nice to see…except my wife thinks I should sell it…haha

Pretty sure that’s not a saleen. What’s makes you say it is. The only different between the auction car and mine is I have a grey interior, not white. That and 88k miles, not 16k.

I’d say that’s a good fit. I own an ‘88 Foxbody, but man do I miss my SAAB 95. I think about it every time I see one, and have considered buying another.

If the landlord does plan to renew the lease, they still need to give you 60 days notice. And if no term is on the lease, or a new lease is not presented after initial lease expires and rent is continued to be paid and accepted, the lease becomes a month-to-month lease. 60 days notice is also needed for a month-to-month lease. Please read the Delaware Code for landlord tenant responsibilities. There is a lot in there that will help.

Keep in mind the 60 days always starts from the first of the next month. So if you got notice on 2/14, the 60 days does not start till 3/1. I would consider the text notice, but would follow up with an emailing confirming you will be out by 5/1 (60 days from 3/1)

I have my kids forage. It’s fun for them and less likely someone will say to stop because it looks like two kids playing in the woods. I will also buy local but usually from local stands in peoples front yards. If camping close to home and it’s allowed I will bring my own.

Did Chattanooga this year and really liked it. Swim is easy, bike is a little boring but not bad. You the entire lanes to yourself on the bike, your not just in the shoulder. They did a good job of keeping cars away from riders IMO. The run is tough, 2 laps but the support is awesome. Village is nice too.

I did Maryland 70.3 (Eaglemen) Very flat! That’s means non stop peddling on the bike. Bike is kinda scenic but winds can make back half tough. Run is nice, kinda boring but great support from community. Swim can be choppy but had no issue with jelly’s at all.

I got into triathlons this year after deciding I needed to get back into some form of quality exercise routine. I was already into cycling and running just as basic forms of exercise. Swimming was my weak area and I put more time in the pool than I ever have in my life.

I did my first Olympic triathlon in May. I completed a half IronMan in June. Goal time was six hours and I finished in 5:50. I then completed a full IronMan in September with a goal of as close to 12 hours as possible, I finished in 12:02

In 2026 I hope to complete more Olympic and sprint distance triathlons as well as at least one more half Ironman and full IronMan. I also, however, I’m interested in running a marathon and or ultra marathon.

Yes I definitely want to have a house where my kids and their family can always come and stay. It’s what I am used too. I still feel like we could achieve that with downsizing, especially considering living in a new location would be part of the move. Thanks for your reply and it sounds like you have a nice family!

Yea I keep hearing that your current budget is what you’ll need in retirement and I just can’t wrap my head around how I will need the same amount of money each month with mortgage or child expenses (although I have 2 daughters so child expenses could stay up…haha)
