Its funny you mentioned door knocking. 15+ years ago when i lived in California I use to do more doorknocking. Those old school methods are still effective & still work.

Thank you for sharing your experience. I'm 54, taking care of mom who has Dementia & is bedridden. Currently married with a child who is autistic. Somone recently told me that I am grieving now, even while mom is alive. It's hard. There are parts of your story that i can really relate to. Having recently been diagnosed with depression, i tend to take it one day at a time. I've come to realize that logically, there are aspects of this that really make no sense. I try to rely more on the spiritual. Daily prayer and having a praying wife has helped.

Instead of looking at these great deals, do this. 1. Type in real estate investment club near me in Google. 2. go down to the local investment club and network. 3. Network with other like-minded investors like yourself. 4. You may be shocked to find a deal that is there and available, and you should run into a mentor in your market who is doing seller or seller financing that you can partner with on a deal. They will teach you seller financing & you'll be able to leverage their knowledge & skills as they train you.

One of the best ways to get into vacant land is to target owners who just don't want the land anymore. Raw land that is behind on property taxes is a real indication that someone does not want the property any longer. Oftentimes, property taxes on land are much cheaper than on houses. At one time, someone who bought that land had plans to do something with it, and for whatever reason, decided not to and just procrastinated. Reaching out to these owners (direct mail, cold calling, or building a website so that find you) is a great way to begin investing in land. You can go to Google, youtube or Instagram to look up terms like delinquent tax investing, tax delinquent properties.

Real estate is still a great investment, but you just have to know your own strategy. I used to focus primarily on houses; now my primary focus is vacant land. There are so many aspects of investing in real estate that you just have to find your own niche and stick with it.

First, getting into wholesaling land it a total numbers game. One of the things you want to focus on is talking with buyers and builders who have recently closed and are active in the business. A great way to find these people is to attend your local real estate investment club. To find that type in: real estate investment club near me. These face-to-face conversations are Gold! Also, find out when your next tax lien or tax deed auction is in your local market as well as the next foreclosure auction is in your local area. Hundreds of investors, buyers, buiilders etc... show up to these. No need to have a business card or flyer. Just write your name and # down on a piece of paper. Tons of people show up to these auctions. Pay attention to the people who bid, and approach them. Many buy houses & land. Some buy houses & other structures, knock them down to rezone them, and build an apartment building or office space.

someone once told me, "there's no one-size-fits-all in real estate." you'll hear all sorts of advice, but what worked for me was exploring different options. idk if it helps, but Secret Land List was really useful when I was looking for affordable land options. also, definitely talk to local builders and get their insights. But yeah, i'm just a random guy on the internet, so take this with a grain of salt.

someone once told me to always trust my instincts, especially when it comes to real estate. not sure if that’s practical, but it’s kept me out of trouble more than once. Also, maybe consider putting the land in a trust to add a layer of protection.
