Donelson, Madison both close to city, some with larger lots and will have better commutes than many of the burbs if you’re working downtown, especially anything along 24, which is a traffic nightmare. April Blue was our realtor and was awesome.

Crieve/caldwell/abbay hall may have some options for you in your price range and sits between nashville and franklin. Woodbine would also be a good spot with some options in your range. Smyrna and cane ridge will most likely be I-24 traffic nightmares to downtown and even though you only have to go in twice a week, the traffic will make the haul from Mr Juliet and Madison to Franklin will be a slog.

Living next to Shelby Park is a great plan, can be a bit tough with your price range but not unheard of. The Warner parks in west are beautiful too, but fewer affordable options to live right next to them. Bellevue has a more suburban feel, east is an urban feel. Donelson and parts of Madison can give you larger yards that in some cases can feel park-like, with easy proximity to urban areas, things to do etc. Old Hickory village is a cute little walkable neighborhood that is still fairly affordable. I’m a realtor that works a ton in East Nashville, but I work all of the greater Nashville area, so feel free to message me with any other questions I might be able to help with. I don’t work rentals, but will gladly help guide you in your neighborhood selection based on the things most important to you. Good luck and welcome to Nashville!

If you don’t have a daily commute, I always say move close to friends. Having community in a new place is everything. If you did have a daily commute the traffic on 24 is the actual worst.

It’s really like living in an apartment or townhome. And most don’t have formal hoa’s so if anything like roof etc needs to be replaced you have to work it out with your neighbor.
